More plans revealed for luxurious retail and residential development in Bulimba

An unused piece of land in the middle of a trendy suburb in Brisbane’s inner-south could be transformed into a luxurious mixed-use residential project if a $15 million development application is approved.
Cielo Group Pty Ltd submitted a proposal for a residential and retail complex at 390 Riding Rd, Bulimba in January with more details yet to be revealed.
So far the project will feature a cafe on the ground floor along with a rooftop bar and pool. It will have 14 two and three-bedroom apartments all located at the site of the former TAB on the busy Oxford St roundabout.
“It will be the first rooftop bar/pool in our area, as such, we want to bring a lot of business to our local community,” Cielo Group director, Justin O’Donnell, said.
“The cafe downstairs will operate in the morning until lunch and the commercial rooftop will operate from lunch until 9pm.
“The rooftop will have a swim up bar with amazing city views which is sure to create a buzz with locals and hopefully plenty of outside visitors.”
Councillor for Morningside, Kara Cook (ALP), said residents have expressed mixed views about the development.
“Some residents have expressed support for the visual aesthetic of the design and like the mixed use proposed for the site,” she said.
“In terms of objections, the primary concern is safety and traffic congestion given there are already thousands of pedestrian and vehicular movements past the site each day.
“The site is located on the Oxford St roundabout, a short walk to Bulimba State School, Tugulawa Early Learning, Bulimba Library and Bulimba Community Kindy accessed by over 1000 students every day.
“So any development at this location needs to address and incorporate improved pedestrian access and crossing points."
Mr O’Donnell said their application addressed traffic concerns.
“Previous development applications did not have the required amount of car parks,” he said “For this development, we do have the required amount.
“We are also looking at alternative methods for sustainability, for example, electric scooters and charging stations in the two-storey basement.”
The proposal is still under assessment by the Brisbane City Council.
