Inner-city highrise unit boom hits top gear
Stage seven of one of Queensland’s biggest ‘build-to-rent’ towers has been announced, as another developer lodged plans for a two-tower residential project nearby. And that’s just the latest in a string of mega project in this inner-south area.

The highrise residential building boom in Woolloongabba and Stones Corner shows no signs of running out of puff after news plans for three more projects.
The developers of South City Square have submitted a development application (DA) for stage seven of the mega project fronting Logan Rd which will include 152 units spread over 16 levels.
Nearby at 26 Balaclava St, a DA has been lodged with Council for 240 units within two towers up to 20 levels.
The projects come just weeks after news that the old Freemasons Club building in Stones Corner would be demolished to make way for a new 13-storey apartment tower with retail space on the ground floor.
Developer Oakridge Property Group said last month it planned to build a 99-unit complex
on a 2104 sqm site at 17 Cleveland St.
And in March work started on stage five of the $700 million South City Square project, which will be managed under a build-to-rent model which is the largest BTR project currently under construction in Queensland.
The precinct, a short walk from The Gabba cricket and AFL grounds, is also earmarked for a major Cross River Rail station and 2032 Olympics infrastructure.
Construction has been advancing on the CRR site, which could also include multiple highrise towers in future.
South City Square is one of Brisbane’s biggest residential developments in recent years and will feature a luxury Hyatt hotel once all stages are complete.
The first three stages are already finished.
The latest stage, stage 7, is located within “Hillyard House’’ at 148 Logan Rd, Woolloongabba.
Designed by DBI Architects, it will have ground-floor retail outlets with 16 levels of residential units above, to be built over two stages.
The site also fronts Deshon and Sword streets.
There will be a mix of 123 one-bed units, 28 two-bed units and a single three-bed apartment.
The project will include a “secret garden’’ covering one-fifth of the site and rooftop communal area with pool and deck.
Stage 4 will have a shared basement with 188 car spaces available to residents in the stage 7 building.
The Balaclava St project will replace a hardware shop and offices with two residential towers containing 176 units and 1042 sqm of commercial space, plus 64 short-term rental apartments.
There will be 291 car parking spaces, a terrace and balconies and communal open space at a rooftop area with landscaped pool.
“The subject site is strategically located within walking distance to commercial amenity, employment opportunities, public transport and public open space,” planners Urban Strategies said in the DA documents.
“The changed development proposal seeks to capitalise on its strategic location, providing urban renewal and consolidation of infrastructure, while also contributing to services and commercial space delivery to further strengthen the appeal of the precinct.’’
