Commercial space, retail, food and gym: Plans for 44-storey tower

The gateway to the CBD is set to be revitalised if plans for a 44-storey commercial and office tower get the green light. SEE THE PLANS

Developers say a 44-storey tower could transform the northern gateway to Brisbane’s CBD, all within 1km to some of the city’s key destinations.

Capricorn Asset Management Pty Ltd lodged an application to construct the 44-storey office and retail tower at 33 Herschel St, formerly the home of Langports English College

Plans for the development showed 39 storeys of the tower would be allocated to commercial floor space.

Plans also included ground floor and mezzanine level retail and food outlets as well as a gym.

According to the application, the development would “transform the currently under-utilised site”.

“The development represents an efficient use of land and provides a significant uplift to the site, within an otherwise under-utilised area of the CBD,” the application read.

“The ground-level and podium levels incorporates lush subtropical planters and cascading plant species to contribute to the ‘prominent entry statement’ of this space.

“The development will provide for essential capital investment and job creation within this area of the CBD, as well as the wider CBD locality and Brisbane as a whole.”

The development site is within 1km to key locations including Roma Street station, King George station, The Bicentennial Bikeway on-ramp, Roma Street Parklands, Queen Street Mall and Riverside Expressway and Pacific Motorway.

There would be five levels of basement carparking with 72 spaces, five motorcycle spaces and 145 bicycle spaces.
