A developer is pushing ahead with planning approval for a 500-unit over-50s resort despite no public sewerage.

The developer of a five-star over 50s resort on an old chook farm is pushing ahead with planning approval despite no public sewerage in the area.

Developer Halcyon hopes to proceed with its plans for a 500-unit relocatable housing park for 1000 people at Redland Bay even though a public sewerage system is yet to be approved or built in the area.

Halcyon applied to Redland City Council for approval for the project on Beenleigh-Redland Bay Rd last month and the application opened for public comment on Monday.

It is the second housing estate for more than 1000 people which hopes to proceed in Redland Bay without public sewerage in place.

Lendlease’s Shoreline project started construction last year without a reticulated sewerage system, with the sewage from the first 199 houses to be dumped in septic tanks and pumped out into trucks.

Planning documents for the Halcyon relocatable park, which is next to the Shoreline project, said a temporary private pump station “may be required as an interim arrangement” before the “ultimate connection to the public system” was approved.

Carbrook resident Ken Thomas, who lives on the Logan River, 6km to the south of the relocatable housing park, said the plans should not be approved until a proper sewerage system was in place.

He said his property was next to private land at Carbrook which Lendlease wanted to buy to build a sewage treatment plant to service its Shoreline estate, near the proposed Halcyon park.

Last year, Lendlease asked Planning Minister Steven Miles to step in and approve the sewerage plant on the Logan River.

“It’s ridiculous to allow the Halcyon park to go ahead when there is no sewerage plant approved,” Mr Thomas said.

“Developers should have those plans in place before building and the sewerage plant should only affect those who will be using it — not people more than 6km away, who will not be connected to it.”

Public submissions for Halcyon close on August 3 after plans for the over 50s village were revealed last month.

The 48ha of land on Serpentine Creek Rd is near where the state government last week announced it would build a new primary school and in between housing projects by Villawood Properties and Lendlease Communities.

Halcyon asked for the Redland City Planning Scheme to be amended to allow a residential aged care facility for the site, which is koala priority land with a rural zoning.

A site inspection also found endangered remnant vegetation and “a large number” of significant trees and koala habitat but no animals or plants that were listed as threatened under the EPBC Act.

Adjustments were also needed to allow lots as small as 175 sqm for the development which will be a mixture of two-bedroom relocatable houses.

Most houses will be one storey but those with two levels will not be higher than 8.5m.

Billed as an exclusive five-star over 50s resort, leisure facilities are expected to be similar to those provided at Halcyon’s flagship development at the Sunshine Coast, where it built its first community in 2004.

That development has 171 homes, a lake, tennis courts, a golf course, a heated swimming pool and spa, bowling green, pitch’n’putt course and gym.

Along with a temporary sewerage detention basin and two intersection upgrades on Serpentine Creek Rd, the Redland Bay relocatable housing park is also expected to include caravan storage areas and a sales office.
