Redlands council says no to studio apartments in quiet residential street

A controversial unit development at Wellington Point has been rejected by Redland City councillors.

A CONTROVERSIAL unit development at Wellington Point has been rejected by Redland City councillors.

The application asked for 10 single bedroom units to be built at 18 Chermside St but was shot down by a 7-4 vote Wednesday.

The studio apartments would be built on a block located in a medium density zone.

The application, linked to business interests of 2020 Redland City Council election division one candidate Todd Reinke, was for a block at the corner of Chermside St and Roberts St.

The application was rejected after Councillor Boglary (division one) sited several city plan compliance issues including carparking spaces, privacy, accessibility, screening for garbage bins and lot space.

She said the proposed development, designed for a “quiet” residential street, was made for a lot size just 0.3 sqm larger than the minimum required lot size of 800 sqm for such a development.

“This one just scrapes through by 0.3m,” Cr Boglary said.

“This development, if approved as is, will greatly impact our local residents and has caused a great deal of anxiety within the local neighbourhood.

“Many residents have sent emails to council and have phoned me with their concerns since the application came in.”

She referred to the Redland City Council multiple dwelling design guide, which was introduced with the city plan as a point of reference for developers.

“This proposed development does not include or meet the design principles in that guide

and … it also doesn’t meet the desired outcomes of the city plan,” she said.

Cr Boglary called on councillors to stand by the “strategic intent of the city plan which is to support the community’s vision of a well designed vibrant city renowned for its natural scenic and cultural values and not just for particularly developer yield”.

“This is not a suitable location for such studio apartments.

“They are being put around train stations but train stations in Ormiston, Wellington Point, Birkdale are not the same as the train station in Cleveland or not the same as the train station in Southbank and you can’t just walk down the stairs and have all your services there … it’s a 3km trip for groceries.”

While Redland City Council planning officers, after reviewing the proposal, recommended the development be approved and the council heard that some areas of concern could be remedied through conditions placed on a development approval, a 7-4 vote for a straight refusal of the project was favoured.

The law allows for developers to appeal the decision should they wish.
