A dangerous stretch of road where two people have died in the past two years is set to get even busier when the paddocks of an equestrian school are turned into a housing estate in the emerging suburb of Redland Bay.

Two people died within 2km of a proposed 263-house Villawood development, which will front the busy Beenleigh-Redland Bay Rd.

Buyers to snap up some of the lots fronting the road will be rewarded with glimpses of Moreton Bay and views across a local vegetable farm to North Stradbroke Island.

But they will also have to navigate the dangerous stretch of single-lane carriageway.

Mother-of-three Mersina Axiom died in February 2020, 1.8km to the south of the project, and five months later, a 69-year-old Wynnum West woman died less than 1km to the north.

The road, which is still single-lane in many stretches, has also claimed the lives of four others at nearby Giles Rd, Gordon Rd, Boundary Rd and Double Jump Rd.

Traffic lights have been proposed to patrol entry into the estate from the busy road.

Developers Villawood Properties plan to build on land owned by well-known Redland Bay Arabian horse trainer Ian Retallack, who died recently.

Plans show Villawood has asked Redland City Council for the lights on the corner of Kidd St and Beenleigh-Redland Bay Rd to help the main road cope with the extra traffic.

They have also asked the council to vary its planning scheme to allow houses to be built on land, currently zoned rural.

The developers hope that varying the scheme will also ensure the assessment of future applications for subsequent stages of the estate will be streamlined and approved quickly.

About 15ha of the 17ha site is suitable for housing and the plans show a new road, a park and about 263 residential lots, with the majority small lots and terraces.

The project will be built in stages and when completed, will be sandwiched between the Shoreline development and the Halcyon relocatable home park.

The Villawood lots will be competing for sales with Lendlease’s massive 3500-lot state government backed Shoreline estate, which is currently being built 1.8km to the south.

Neither housing estate will be sewered to start with but plans have been revealed for a $30 million sewerage plant on the Logan border draining into the Logan River and away from both projects.

Residents have until tomorrow, Thursday, August 26, to lodge submissions with Redland City Council over the project which is about 14km from Cleveland, 12km from Beenleigh and 40km from Brisbane.
