Massive new waterfront community nearer to first land release

It’s been more than a decade in the making, but the developer of a massive new waterfront community southeast of Brisbane has now lodged a development application to create its first blocks.

Lendlease has lodged a development application for the first lots in its $2 billion waterfront Redland Bay community, Shoreline.

Lodgement with Redland City Council of the initial stages of Precinct 1, brings the massive residential project much closer to its first land release.

The application is to reconfigure a single lot at 275-495 Serpentine Creek Rd into 130 blocks, with a material change of use for a 2.38ha park.

Located south of the existing Redland Bay township, and about 8km from Victoria Point, Precinct 1 is on the western side of Serpentine Creek Rd with a 1km frontage to the state-controlled road.

Access to the new community will be via an upgraded four-way intersection with Scenic Rd, which will include traffic lights.

Company residential development director Ian Murray said Lendlease was currently working with Redland City Council on approvals for key infrastructure such as the sewer, water and roads.

“The negotiations for approvals with all levels of government remain very positive and we hope to commence construction on the first precinct and launch the project in early 2020,” Mr Murray said.

“This is an exciting time for Shoreline and Lendlease as it’s the first step in bringing this amazing community to life.”

Blocks in the first precinct will range from 350sq m for the 10 courtyard lots, with 30 premium villas on a minimum of 375sq m and 68 courtyard lots on at least 420sq m.

There will be 22 traditional lots ranging from 540sq m to 735sq m.

In an innovative design feature, the urban planning has included a number of dual-frontage lots facing the main entry road into the estate.

According to the development application, the homes built on these blocks will offer “architectural character to the street through the removal of the garage and driveway crossovers”.

Garage access will be via a second street to the rear of these properties.

The vision is to create an “entry experience” to the estate with unique landscaping and visitor street parking.

The landscape plan includes a proposal to line the main entry with poincianas — a favourite street tree well established across the Redlands Coast.

Underground electricity will be provided as part of the development and a sales office and display village are likely to be included in the first precinct.

Mr Murray said plans for the proposed park included a playground, shelters with barbecue facilities and seating, a kick-about open space, amenity block and parking.

The development application also revealed the possibility of facilities for a bump-in coffee cart and food truck commercial zone.

Documents lodged with council noted the initial development site, which has a 1km frontage to Serpentine Creek Rd, was historically used for rural residential and agricultural purposes. The site is mostly grassland which is sparsely populated with trees and shrubs.

The development application included copies of an Ecological Assessment Report and a Koala Assessable Benchmark Response.

These concluded that the site had been “highly modified and disturbed due to the ongoing agriculture and cattle grazing, resulting in a lack of significant ecological value”. The land was “not considered to provide important koala habitat”.

It was acknowledged that adjacent vegetation to the west of the site (the Bayview Conservation Area) was identified as essential habitat for the koala, along with the Wallum Froglet, Tusked Frog and Greater Glider.

The Shoreline masterplanned community will be built on 223ha of prime waterfront land which has sweeping views to North Stradbroke Island.

Original bushland across the site was cleared in the 1940s to make way for farming.

The community, which has already been almost a decade in the making, will likely take another 15 to 20 years to complete, with about 3000 homes expected to be occupied by up to 10,000 people on completion.
