Plans have been revealed for a new 110-place childcare centre beside a mosque on Brisbane’s northside.

The development application was submitted to the Brisbane City Council by land owners, the Bald Hills Islamic Educational Organisation Ltd.

The proposal seeks a subdivision to create a new lot for a proposed childcare centre at 272 Lacey Rd, and a lot that will be dedicated to an existing mosque.

According to the planning documents, the Bald Hills childcare centre “intends to operate as stand-alone from the mosque”.

The new single storey childcare centre has a maximum building height (less than 6m high) and is surrounded by an existing residential area.

Plans show the centre includes 22 parking spaces with driver access from Telegraph Rd.

The centre will have capacity for 110 children across seven activity rooms with 20 full-time staff expected to be employed.

The proposal includes a reception area, kitchen and laundry space as well as a covered outdoor play area and outdoor piazza.

Seven activity rooms are proposed in total, with two rooms for 0-15 months and one activity room for junior toddler aged children.

In total, the outdoor fenced play area will be 14,56 sq m.

A review undertaken by Business Geographics as part of the council application shows future demand and growth in the area would support the additional centre on Brisbane’s northside.

“It is estimated that the proposed centre would provide a new supply that would be relatively quickly absorbed by increasing demand,” the report states.

“With current forecasts, the assessment found that the local market could support an additional 150-200 licensed places without resulting in a significant or long-term oversupply of places.”

The 9738 sq m site has been a place of worship for several years, an extension application was approved in November last year for additional structures within the mosque complex including a multipurpose area, female area and a lunchroom.

The subject site includes core koala habitat mapping, however the planning report states: “the childcare centre layout and design has been sensitively considered to ensure the retention of as many trees as possible”.

“As such, the reconfiguration of the subject lot for the childcare centre requires the removal of eight parking spaces from the mosque.

“The proposed application ensures no impact on the continued efficient operation of the mosque.”

Hours of operation for the centre have been proposed as 6.30am to 6.30pm.
