Govt ‘overwhelmed’ with interest in Carseldine Village homes

Construction of the first homes in this Brisbane North precinct will begin early next year but the State Government has already been overwhelmed with interest from potential buyers.

CONSTRUCTION of the first homes at Carseldine Village is expected to begin early next year but the State Government says it has already been overwhelmed with interest from potential buyers.

Once approved, Stage 1 of Carseldine Village, on the site of the former QUT campus, will include 53 freehold two-storey terrace homes.

A Department of State Development, Manufacturing, Infrastructure and Planning spokesman said the community was given a look at the first home designs at a Community Day on February 1.

“EDQ (Economic Development Queensland) was overwhelmed with expressions of interest from home buyers for the terrace-style homes,” the spokesman said.

“Carseldine Village is the first residential development in Queensland to commit to delivering net zero emissions with energy saving features to slash power bills.

“The terrace-style homes will include solar PV, battery storage, airconditioning systems controlled by smart phones, heat pump hot water systems and garages ready to accommodate an electric vehicle charger.”

The spokesman said both Stage 1 and the Village master plan were publicly notified, and received five submissions each.

“General feedback was around traffic and environmental impacts,” he said.

“At Carseldine Village, 75 per cent of the bushland is being retained and there is more than 20 hectares of green and open space.

“Where vegetation is being removed, off-set rehabilitation works will be undertaken.

“In regards to road infrastructure, Stage 1 includes improvements to three external intersections.”

Those upgrades will be at Zillmere Rd and Dorville Rd, at the Beams Rd and Dorville Rd roundabout, and the Carseldine Station park ’n’ ride entry on Beams Rd.

The masterplan for Carseldine Village is proposed to be developed in five stages over the next three to five years, subject to market demand, with a mix of residential living, green space and retail.

This is in addition to the $6.5 million sport and recreation precinct, The Green, which was recently completed and is now open.

The precinct features three soccer/rugby league fields, a cricket pitch and practice cages, two tennis courts, a half basketball court, exercise equipment, children’s playgrounds, barbecue areas, amenities and dressing sheds.

Member for Aspley Bart Mellish said The Green would become a social and sporting hub for the community.

“The Green is a fantastic space for adults and children to play and train, and will encourage more local residents to get out and get active,” Mr Mellish said.

“It features a range of sporting fields, exercise equipment and play areas for children, with barbecues, seating and plenty of parking.”

He said the precinct had been designed using the latest in innovative power and water-saving technology.

This includes automated LED floodlights and an irrigation control system guided by an internal weather monitor, so water won’t be unnecessarily used.

“The eSwitch lighting control system is linked to a downloadable booking app called BrightSport, which allows the sporting fields to be booked with or without lighting,” Mr Mellish said.

“When a booking is made, a unique password is then given out, which can be used through the app during the booked timeslot to turn the lights on and off.”

The Department spokesman said the Government Office Precinct, C&K Child Care Centre and Carseldine Market would remain on the site.

Meanwhile, work is also underway on a pedestrian and cycle bridge connecting Carseldine Village with Aspley State High School. It is expected to be completed by mid-year.
