It’s out with the old and in with the new as flood risk forces property developers to change their plans for 23 Zillmere Rd in Boondall, scrapping the idea of an aged care facility in favour of a three-storey apartment complex.

The new development application submitted to the Brisbane City Council by Tam Dang Planning reveals plans to knock down 32 pre-existing motel units which were once part of the Brisbane International Motel, which has been in operation on the site since the late 1980s.

With the motel facilities now modernised and relegated to the adjoining lot, the remaining brick buildings sandwiched between Perthenia St, Sandgate Rd and Zillmere Rd would soon be torn down to become home to a “visually contemporary” series of residential units.

Plans propose the construction of eight one-bedroom, 16 two-bedroom and six three-bedroom units with an open undercroft car park, communicable pool and barbecue areas.

There is set to be a marked increase in the amount of green space on the lot, making a positive contribution to the streetscape.

Developers had originally intended to build an aged care facility on the lot but concerns were raised by BCC staff during a pre-lodgement meeting in August 2018.

Staff suggested the lot may not be suitable for vulnerable residents as it is located within the flood overlay, and urged the developers to reconsider their submission.

The area is vulnerable to flooding from the Zillman Waterholes, and in the event of a significant flooding event the entry points would be cut off.

The proposed car park level does not meet the Flood Overlay Code requirement and developers have therefore incorporated “flood resilient building materials” to minimise the risk of water damage during a flooding event.

The first floor of residential areas, however, would be well above the height necessary.

The development application is yet to be approved by the BCC.
