Major projects including retirement village, lifestyle precinct to shape North Lakes in coming years

A new independent school, stylish unit complexes and major makeover to a former golf course are just some developments set to change the face of North Lakes.

A new independent school, stylish unit complexes and major changes to a beloved former golf course are just some developments likely to shape a suburb north of Brisbane in the coming years.

The growing suburb of North Lakes is already a hub of activity but a range of projects are pushing it even further ahead.

Here are five projects on the drawing board for the booming area.

North Lakes golf course

The closure of the award-winning North Lakes golf course has attracted protests from residents and club members who want the site preserved as a golf course.

Developer, The Village Retirement Group (TVRG) recently applied to include an independent school on the site along with a previously announced retirement village.

TVRG is seeking State Government approval to include a school on part of the 68-hectare course that closed two years ago.

Several independent education institutions had expressed interest in establishing a new school on the southern part of the site between Endeavour Boulevard and Diamond Jubilee Way.

The developers said it was preparing to lodge a development application for an aged care facility and retirement village on another part of the former course with the balance site preserved for community recreation use.

TVRG managing director Justin Harrison said the development application would seek approval for 243 low-rise independent living units and a single-storey 120-bed aged-care facility.

Laguna North Lakes

Work is continuing on the $250 million up-market lifestyle centre touted to become a drawcard for the whole southeast.

Years in the making, Laguna North Lakes has been billed as the next big thing in trendy shopping and lifestyle activities.

The 1.7ha site bordered by North Lakes and Lakefield drives and The Corso will offer a mixed-use precinct featuring a lagoon-style pool, high-street shopping and dining scene, gym and wellness spaces, TRYP hotel by Wyndham and underground carparking.

The George Group – of Brisbane’s James Street precinct fame – in a joint venture with developer Pointcorp appointed McNab Construction in December 2019 to build the vast centre.

Construction was due to start in 2020 for a 2022 opening but it was delayed due to Covid-19.

Developers are yet to confirm when they plan to start construction.

North Lakes junction

Construction of $18 million dollar mixed-use development North Lakes Junction has begun.

The new project on Anzac Ave is set to combine the best of both worlds with restaurants, businesses and a residential component.

The proposal included a food and drink outlet, health care service, officers, shops and a warehouse to be built at 1741-1747 and 1751 Anzac Ave, Mango Hill.

North Lakes Junction includes 30 two and three-bedroom units alongside 14 commercial tenants.

Located on a 7899 sqm site, the ground level building will have 14 shopfronts for commercial use ranging from 53-400 sqm, six of which have already been snapped up by tenants.

There will also be 50 carparking spaces upon completion.

A Keymax spokeswoman said the vision behind North Lakes Junction was to create a vibrant precinct where residents could work, live, shop and “connect’’.

“The Moreton Bay Region is one of the fastest growing council areas in Australia with North Lakes at the heart of the region,” she said.

“The development is a great example of how co-locating appropriate development alongside amenities like retail precincts, transport hubs and major parks can create sustainable local communities.”

Construction is due for completion in June next year.

North Lakes tower

Junction Tower is set to span eight levels including ground level shopfronts and five corporate office levels.

The $25 million dollar project compliments the North Lakes Junction project, also under the Keymax Property Group helm.

A Keymax Property Group spokeswoman said Junction Tower would be the leading business hub north of Brisbane’s CBD.

“(It) brings an a-grade commercial building right on your doorstep without the need to commute to the city,” she said.

“Moreton Bay is one of the fastest growing council areas in Australia with North Lakes at the heart of the region.”

Junction Tower will offer a range of 55sq m to 4000sq m prime office spaces with flexible fit out options.

The “Sky Terrace” on level eight offers views to the ocean and Brisbane’s CBD, and a shared entertaining space.

110 onsite car parks including undercover and secure basement parking will be available for tenants.

Construction of Junction Tower is set to start early next year with completion due 2023.

Mango Hill apartments

A development application has been lodged for more than 90 townhouses at 158 and 164 Kinsellas Road West in Mango Hill.

Lodged on June 4 with the Moreton Bay Regional Council, the proposal is for 97 three to four-bedroom townhouses, all of which are two-storey in form.

The 26,770sq m site is located in the growing residential area of Mango Hill, in proximity to the established and future services and facilities including North Lakes precinct.

The proposal seeks to remove two detached dwellings, associated structures and existing vegetation along the northern and western boundaries.

According to the planning documents, the project “seeks to provide a quality and contemporary built form housing, enhanced by landscaping and communal open space areas, to ensure an aesthetic which is commensurate with the surrounding area.”

It includes 36 three-bedroom unit, 52 four-bedroom units, communal areas, a swimming pool and spa along with a village park.

The proposal involves clearing of vegetation identified as Locally Refined Koala Habitat Area (KHA) and Koala Priority Area (KPA) along the northern and western boundaries.

“Vegetation will be retained within communal areas on site where appropriate,” the report states.

The development will include a total of 241 car parks with 122 residential garage spaces, 107 residential tandem spaces and 12 visitor spaces.
