Four suburbs in north of Brisbane expected to top city’s sales in next six months

Experts have explained why Pine Rivers suburbs featured prominently in a new real estate top ten list.

FOUR suburbs in the north of Brisbane have been listed among the city’s top suburbs expected to have the highest percentage of residential properties for sale within six months.

Kallangur, North Lakes, Strathpine and Brendale made the list of top 10 Brisbane suburbs, compiled by Westpac and Insight Data Solutions for Westpac’s 2019 Home Ownership Report.

Ray White North Lakes principal Darren Suhle said infrastructure was key to the area’s draw.

“North Lakes has a lot to offer; there is a lot of infrastructure which is attractive to buyers,” Mr Suhle said.

“And because we are so close to the highway you can travel south or north.

“A lot of people who work in the city can now also do so with the rail connection.

“We have great schools and shopping and it all just comes together to make for a great location.

“And there are a lot of good homes on offer; it is the diversity of homes with a wide range of price bracket that is attractive to buyers.”

David Deane Real Estate principal Mark Rumsey said Strathpine’s strong house sales were driven by capital investment and its nearness to the city.

“I think it is because of the enormous influx of businesses and massive injection of capital into the area,” Mr Rumsey said.

“There is also lots of southern investment coming up.

“The massive investment in Brendale has exploded which has brought a lot of people into Strathpine.

“Then there is the new university in Petrie and all the road infrastructure.

“And we are now so close to the city you can see its skyline over the horizon and with the median house price sitting at $450,000 first home buyers can still secure a home for under $400,000.”

Westpac Home Ownership general manager Will Ranken said buying into in-demand suburbs can bring its own challenges.

“We know that lack of supply is a top concern for home buyers navigating the current market,” Mr Ranken said.

“Despite some favourable conditions for buyers, like record-low interest rates, low stock has made it tricky for some to find the right home.

“Our model indicates that certain areas have higher than average tenure and accumulated equity, where longer-term homeowners who have been wanting to sell and move may decide that now is the time.”

Other suburbs to make the list were Springfield Lakes, Mount Cotton, Heathwood, Goodna, Augustine Heights and Bellbird Park.
