Redcliffe is no longer a hidden gem or the quiet retirement town — it has boomed in recent years with major residential and commercial developments.
Surging ahead with the Redcliffe Dolphins NRL franchise, the area is growing with massive developments that will transform the waterfront into an offering to help transform the area into a premium tourism destination.
After being hit with Covid-19 delays, developments are now on the move and all eyes will be on what projects are coming to Redcliffe.
Mirada Suttons Beach
Horan Developments have been forced to bring forward stage 2 sales due to overwhelming interest, in its 124 luxurious 124 unit complex at 59 Marine Pde.
50 per cent of stage one sales sold in just four months.
Construction is poised to finish on the two eight-storey towers by Christmas next year, which will include a 25m pool, games room, library and glorious ocean views.
Each unit will have three bedrooms and a balcony as well.
Both towers are being built at the same time to minimise construction noise to nearby residents.
The block was cleared several years ago with developers first being granted approval by Moreton Bay Regional Council in 2017.
Council first gave approval for a 136 unit development but the site changed hands and Horan Developments significantly altered the plans.
Units still for sale include the North East Beachfront units from $1,130,000, on a premier hilltop location on Marine Pde and panoramic views over Suttons Beach.
The Oscar Scarborough
Over 60 per cent of apartments in the 30m tall Oscar Scarborough development have been sold, as construction gets underway.
The Oscar will include eight two-bedroom units and 32 three-bedroom units across 10 storeys, with 470 sqm of retail space on the ground floor.
BPG Developments took ownership of the development from Windsor Development Company in 2020 and sought to increase the height of the building by 17cm and redesign with landscaping and awnings to keep the existing activated and safe streetscape.
All up there will be 88 carparking spaces and additional bicycle spaces.
Two bedroom apartments cost $775,000 and three bedroom apartments from $1,000,000.
The Belvedere Hotel expansion
A Woody Point landmark with views across the bay, The Belvedere Hotel opened in the 1890s as a boarding house before it was converted into a hotel and pub in 1901.
Today it has grown into an immensely popular venue for locals and tourists alike.
It underwent a $2 million redevelopment in 2016, rebuilding the kitchen, making it bigger, and adding a centrally-positioned bar and coffee bar.
In November 2021, the owners announced an upgrade of the southern side of the new building, adding new function areas upstairs, expanding the pizzeria and a complete renovation of the Jetty Bar and gaming area.
Continuing on from 2016 upgrades, sprucing up the rear entry with an alfresco area, with work then starting on two new bars, a revamped function centre and new alfresco dining area in 2022.
Finally in August 2022, a $9 million expansion creating 150 jobs was announced including a cafe and brand new sports bar and gaming area.
Two new bars were also being built, one of them being a first level lounge and bar area that will sport 180-degree views of the sunset and water, ideal for twilight dining.
Lewis Land Group regional manager Chris Allison said they planned to open the renovated space in August 2023.
Seven-storey social housing complex on Sutton Street
A seven-storey, approved 82-apartment development in the heart of Redcliffe will provide affordable accommodation for those over 55, in a bid to help older people downsize into smaller and accessible homes.
Brisbane Housing Company (BHC) lodged the development application for the project at 99 Sutton Street, with each apartment having one bedroom and a multipurpose room.
On the 20 September, the Moreton Bay Regional Council approved the minor change to facilitate the new BHC design.
All apartments will be provided as long term social and affordable rental accommodation, there is no option to purchase an apartment.
If approved, construction would start next year creating 90 jobs during the 15-month build with the first residents moving in during 2024.
BHC Chief Executive Officer Rebecca Oelkers said strong demand existed for social and affordable housing in Redcliffe, with more than 600 households waiting on the social housing register for a one-bedroom home, and almost 50 per cent of renters living with housing stress in the private rental market.
15-storey unit tower at Woody Point
A Planning and Environment Court Judge has approved plans to build a 45m tall unit tower at a site overlooking the water at Woody Point.
Council approved Traders in Purple’s application to build the 158 unit tower and 13 tow bedroom townhouses at 2 & 8 Gayundah Esplanade in December 2019 despite receiving more than 100 objections from residents and the development being more than double the height recommended in the planning scheme.
The site of the former Palace Hotel
where the Bee Gees famously played their first paid gigs, has already been cleared.
The project is expected to create 150 full-time jobs during construction and support a further 250 indirect jobs.
Traders in Purple are behind multiple major unit developments in the Moreton Region and have a total of $235 million in projects in the pipeline.
Luxurious nine-storey Woody Point foreshore apartments
Approval has been given for a vacant block at 16-20 Woodcliffe Crescent, Woody Point, for a nine-storey, 33 apartment building, despite an unresolved court case with Moreton Bay Regional Council.
The development application is directly opposite the Belvedere Hotel bottle shop and next to existing unit complex Point Plaza.
The development application is current through to October 2024 and being developed by Rothelowman architects.
The building will include a roof terrace, lap swimming pool, tennis court and 71 car spaces.
The application was originally submitted under the superseded Redcliffe City Planning Scheme in October 2006 and has been granted multiple extension periods during that time.
Each apartment will have an average of 102sq m open space, which is more than double the scheme’s suggested minimum.
There have been multiple changes to building height, setbacks, flood and storm tide immunity and a rooftop cinema was taken out of the original plans to make it more consistent with the planning scheme.
A construction date is yet to be announced.
Newport Marketplace
Newport Marketplace, a $30 million retail hub right on the water in the Stockland Newport masterplanned estate, is expected to open before Christmas.
Construction began last year on the massive shopping hub to include cafes, a medical centre, ‘up-market’ IGA and community club.
Council approved the plans by Axis Capital in December 2017, along the Jabiru Canal.
Stage one of construction included: a health precinct with doctors’ surgery, pharmacy, dentist and physio, a French cafe, sushi, three other food and beverage outlets, a gym, hairdresser, nail salon, lifestyle retailer and a real estate agency.
Stage two works will include a sports club/tavern, along with 434 sqm.
Hundreds of jobs will be created during construction with 100-200 jobs being supported once the retail centre opens.
Since the Newport Marketplace application was approved in 2017, Stockland’s Newport estate has greatly expanded with the opening of a new vertical retirement village, new townhouses and plenty of new homes built.
More development needed
Kindred Property CEO Joshua Kindred said with the arrival of the Redcliffe Dolphins NRL franchise, Redcliffe desperately needs more short-term accommodation to support travelling NRL fans and visiting family and friends.
“We also need to continue to develop to drive sustainability for Moreton Bay tourism,” Mr Kindred said.
“Tourism and industry is the next generation’s employment opportunities.
“Right now we have an opportunity to do that without losing the heritage and quality of the community, by developing upwards sensibly.
“Consistently we have people looking for waterfront in Redcliffe from Sydney and Melbourne.
“The hidden gem is gone, it’s a very well known gem and will continue to be as people keep moving here.”
Mr Kindred was excited about The Oscar development, saying the ground floor plan allows the community to have food, beverage and shopping opportunities on the waterfront.
“The application for the Newport Marina will do the same thing and drive greater awareness to Moreton Bay and the marine tourism opportunities there,” Mr Kindred said.
“Things like restaurants on the water like Cairns and Airlie Beach, those type of sensible tourism food and beverage options.
“The Mirada is an excellent development in way it is an empty site, it’s going to house a lot of people looking to downsize, which allows young families to continue moving to the area.”
“The Belvedere is exciting, it’s a locally know restaurant where people love taking their family and have guests come up for lunches and other occasions.”
