Seven townhouse projects, worth millions, approved by Moreton Bay Regional Council

With land at a premium in Moreton Bay, townhouse projects are popping up across the region – here are seven developments that have been given the green light.

Land is at a premium across the Moreton Bay region and developers are trying to get the most out of their parcels of land, making townhouses the latest craze.

Massive townhouse complexes, some with almost 200 units, have been approved by Moreton Bay Regional Council in the past 12 months.

Here are seven massive townhouse developments that have been given the green light:

1967-1971 Anzac Ave, Mango Hill

Roycorp Pty Ltd have been given approval to transform a vacant 2.148ha site at 1967- 1971 Anzac Ave, Mango Hill into 126 townhouses.

It will be split across two development sites with 68 units in development one and 58 in the second.

There will be a mix of single and two-storey, three-bedroom townhouses.

Every two-storey townhouse will include a double garage, while the single storey units will have a single garage.

It will be built over five stages.

38-46 Oakey Flat Road, Morayfield

Roycorp Pty Ltd have been granted permission by Moreton Bay Regional Council to transform a vacant lot alongside Morayfield Bunnings into a 127 townhouses.

The 19,250 sqm site will transformed into 127 three-bedroom, two storey townhouses.

There will be 137 garages, 118 dedicated carparking bays and two visitor carparking bays.

It is proposed to be built in 10 stages.

Council had previously approved a development application for a retirement village on the same site but the approval has since lapsed.

The development was approved on May 14, 2021.

128 King St, Caboolture

A mix of unis and three-bedroom townhouses will be built at 128 King St, Caboolture.

The development has been approved to include a total of 48 units, a medical centre, cafe and laundromat.

The site at 126 and 128 King St, Caboolture, has sat vacant for years, with multiple unit complexes being approved in the past but no work ever starting.

It will include 22, two-storey three-bedroom townhouses, a three storey unit building with eight units across the second and third floors and a cafe, medical centre and laundromat on the ground level.

It is proposed to be built in four stages, with the townhouses being stage 1 and the multistorey unit complex stage two.

55 Greensill Rd, Albany Creek

Ausbuild have been given the green light to build 25 townhouses at 55 Greensill Rd, Albany Creek.

The development on the 7050 sqm site will feature two-storey three-bedroom unites with varying designs.

Every unit will have two undercover car spaces.

2 & 8 Gayundah Esplanade, Woody Point

Moreton Bay Regional Council approved Traders in Purple’s application to build the 158-unit tower and 13 two-bedroom townhouses at 2 & 8 Gayundah Esplanade despite receiving more than 100 objections from residents and the development being more than double the height recommended in the planning scheme.

The development was the subject of a Planning and Environment court case but the judge ruled in favour of the developer – meaning it can go ahead.

The project, at the site of the former Palace Hotel, will be 15 storeys high.

The project is expected to create 150 full-time jobs during construction and support a further 250 indirect jobs.

287 Brays Rd, Griffin

A developer will subdivide a property at 287 Brays Rd, Griffin and use the created vacant 1495 sqm lot to build 11, two-storey townhouses.

Each townhouse will have three bedrooms and a courtyard.

A driveway, buffer landscaping, screening and bin storage areas will also be constructed.

The existing house will remain on the other part of the block.

Aqua St, Newport

About 300 jobs are expected to be created with construction on Traders in Purples latest Peninsula development scheduled to start this year.

The $120 million Lasail unit complex will be built in Stockland’s Newport estate, right on the water.

Each of the 115 units in the two six-storey buildings will have water views.

The development will also including 11 two-storey townhouses at the 11,500 sqm site in Aqua St, Newport.

RotheLowman architects were engaged to design a variety of apartments to cater to the local market.

A two-bedroom waterfront apartment will start at $650,000 with three-bedroom waterfront units priced from $820,000.
