Residents protest 100+ proposed townhouses in City of Moreton Bay

Residents in a Moreton Bay growth hotspot have spoken out about their traffic and parking fears if a proposed 107-townhouse project is approved.

Residents in a Moreton Bay growth hotspot have spoken out about their traffic and parking fears if a proposed 107-townhouse project is approved.

Roycorp Pty Ltd has lodged an application with the City of Moreton Bay to develop 107 four-bedroom townhouses on Morgan Rd in Burpengary, directly west of the newly built Alkina Estate.

The site, south of New Settlement Rd, was owned by major local developer Trask Land.

The proposal included a private road network to service the seven-stage project.

The road network would include access to New Settlement Rd and pedestrian connections to Morgan Rd.

The townhouse estate would include 225 car parks, 212 garaged parks for residents, but just seven for visitors.

There would be 3500sqm of communal open space, about 20 per cent of the site area.

Half a dozen submissions have so far been lodged by residents living in Alkina Estate, or nearby, most expressing concerns about street parking and traffic.

Jenna Noyes, who lived on Elara Pde, wrote that while she was not opposed to the need for townhouses in the current housing crisis, she believed 107 was excessive for the site.

“(I believe) 107 four-bedroom units with parking spaces for two cars each and seven visitor parks is not enough parking,” Ms Noyes wrote.

“The estate already has an issue with parking on the streets and on nature strips from people living in properties with too many vehicles to be accommodated.

“The car parks on Morgan Rd already have vehicles and caravans left there from people who live in the estate.

“The Alma Rd unit development is a good example of lack of parking space in a unit development such as this.

“There is no public transport to the estate which is also a concern with the possibility of 107 new families moving in.”

Milan Mahat from Alkina Drive wrote that he had concerns the proposed road network servicing the townhouses would be too small and narrow.

“This will jeopardies all the safety of road users in the community,” Mr Mahat wrote.

“This will create traffic madness in the community.

“Parking is not enough for purposed plan with only seven visitor parking space for 107 dwellings.

“There is no public transportation for the proposed area.

“There is not much infrastructure/parking at the nearby train station.

“Please create more green space/amenities in a residential community rather than dense dwellings.”

Another local resident wrote that the planned intersection between Morgan and New Settlement roads could overload the already congested New Settlement Rd.

“An extra 200-plus cars trying to leave in the morning to get to school runs, work and anything else, even during peak hour, will 100 per cent have a negative impact on not just Morgan Rd and the people here already, but also New Settlement Rd and everyone that uses that too,” they wrote.

“How are 200-plus cars going to negotiate this without negatively impacting every other road user around this area?”

The development application (DA) claimed the proposal would help address the critical housing shortfall within southeast Queensland.

“The development will assist at accommodating growth within an existing residential area with the required facilities in the area,” the DA said.

“The proposed development comprises dwelling types that are lacking within the immediate and surrounding area.

“Proximity to schools and recreational facilities will make this development a convenient and attractive option for potential residents.”

“The design includes ample parking and pedestrian pathways, improving accessibility and convenience for residents.”
