Southeast Queensland’s newest city is set for a boost to its retirement living options after a developer lodged plans for a unique “land lease’’ community packed with facilities.
Avid Developments Pty Ltd lodged a development application (DA) with the City of Moreton Bay to develop the 130-lot land lease retirement community at Hausmann Ln in the emerging suburb of Lilywood.
The proposal represented Stage 1 of AVID’s newest land lease community, with future stages intended to be developed on the western side of its holdings, subject to separate approvals.
Avid Ltd, through affiliated company Villaworld Homes, would construct each home which would be designed for people 55 or over,
The proposed development enabled residents to build and own their home but lease the underlying land, subject to a site agreement under the Manufactured Homes (Residential Parks) Act 2003.
The gated retirement community, part of the Waraba (Caboolture West) mini city, would feature a tennis court, bowling green, gym, pickleball courts, two swimming pools and a community centre.
There was a mix of lot types ranging from 298sqm to 472sqm.
“The delivery of land lease communities is becoming more common, providing important housing choice with the Waraba growth area,” the DA said.
“Avid are seeking approval through this development to develop a future land lease community across circa 90 per cent of their Hausmann Ln, Lilywood (holding), noting the second stage of the land lease community will be subject to a separate development application to provide delivery flexibility.
“Delivery of an over 55s land lease community in this location will enable existing housing stock within the corridor and surrounds to be turned over and the ability for larger existing family homes to be occupied by the correct number of participants, rather than the one or two occupants.
“Based on Australian Bureau of Statistics data for the City of Moreton Bay, circa 24 per cent of the population is aged between 50 and 69, however the current NDP1 plan doesn’t include any product which is specifically designed for this cohort of buyers.
“This development responds to that gap, responding the need for increased diversity of housing typologies.”
The Avid project and Stockland’s nearby Halcyon estate would involve a total of 600-700 dwellings. Waraba would eventually have 20,000 homes.
“A review of the location market for the over-55 community has been completed, with limited stock available (revealed) within the western Caboolture/Morayfield region,’’ the DA said.
It said nearby Living Gems Caboolture retirement village was nearing a sell out.
“In addition, inclusion of this product type within this precinct also allows for intergenerational living within Lilywood, with developments of these types typically seeing grandparents moving into adjacent to young family to aid in looking after the grandkids, reducing pressure on working families.”
