Southeast Queensland’s $9.5 billion satellite city-in-the-making, which will eventually be home to 70,000 people, has reached a major milestone more than a decade after it was first proposed.

The $9.5 billion Caboolture West satellite city has reached a major planning milestone more than a decade after the monster development was first proposed.
It will take 40 years for 70,000 new residents to move into the city, which is bounded by D’Aguilar Highway to the north Caboolture River Road to the south and west of Old North Road.
The idea to transform the rural space west of Caboolture into a bustling city with 12 schools, six retail hubs, a TAFE, private hospital, district sports field and a town centre was first proposed in 2012.
Now, more than 10 years later, Moreton Bay Regional Council is on Wednesday expected to adopt the necessary planning scheme amendments which will allow the first stage to go ahead.
It follows a lengthy planning process, public consultation and finally approval from the state government.
Neighbourhood Development Plan No. 1 will be the first of five major hubs that will eventually link to form Caboolture West.
The planning scheme amendments given the green light by the state government and set to be approved by council will ensure an orderly, balanced and sequenced development of the first priority area.
Several of the amendments to the scheme relate to housing density.
This includes increasing the maximum site coverage from 50 per cent to 60 per cent and increasing the minimum number of off-street parking from one to two per house.
This stage is expected to take 10-15 years to take shape.
It will include 3000 new homes of varying lot sizes, a retail centre, district sports park, and greenspaces along the Caboolture River.
A further 7ha will be set aside for a state primary school.
Several major developers including Stockland, AV Jennings, Villaworld and Baycrown have development applications for housing estates in Caboolture West pending with council.
Coles have also lodged an application to build a supermarket along Caboolture River Rd.
The State Government has also chipped in a $10.5 million loan through the Building Acceleration Fund to help the council deliver necessary water supply and sewerage networks.
Council is also in the process of finding a new name for Caboolture West and the suburbs within the new region. The process is expected to be finalised by the end of the year.
