A 105-lot housing estate has been approved on Samsonvale Rd, next to the historic Gordon family farmhouse

A high density housing estate has been approved next to a historic farmhouse north of Brisbane and in an area that for years has contained acreage blocks.

A FADING semirural area north of Brisbane continues to be carved up with another high density housing estate approved.

A 105-lot housing estate by McAndrew Property Group has received the green light at 386 Samsonvale Rd, Joyner, an area that for years has contained acreage blocks.

Moreton Bay Council’s planning staff approved the code assessable estate on April 17.

It will be situated right next door to a historic farmhouse built in 1865, which was part of the old Gordon family property from which “Gordons Crossing” got its name.

The new estate will have lots varying mostly between 195 sqm and 390 sqm.

“The development will cater for a variety of home buyers from first home buyers, local owners looking to upgrade and residents from the surrounding area who are looking to downsize from larger properties in the surrounding area,” McAndrew Property Group director Matthew McAndrew told Quest Community News last year.

“We believe that the Moreton Bay Regional Council area is currently under supplied in available land supply and will likely get worse if land suitable for development is not made available to the market.”

About 40 per cent, or 3.52ha, of the site would be dedicated to the council as public open space along its western boundary adjoining One Mile Creek. It will also feature a public park.

The estate will be developed in two stages, the first being for 50 lots followed by 55 lots in stage 2.

Access will initially be from Samsonvale Rd, leading to several new internal roads, which, it is understood, will eventually connect with new adjoining new estates in the future.

A significant portion of the site is covered by an Environmental Offset Overlay, which makes it a “key ecological corridor” and it is also situated next to a “high risk flood hazard”, that being One Mile Creek.

Though all housing would be above the council’s 1 in 100 year flood level.

It is the second such subdivision approved in the area with Pointcorp’s 67-lot Flora estate already well under way at nearby Gordons Crossing Rd East.

Joyner South was listed in Moreton Bay Council’s draft Planning Scheme in 2014 as an Emerging Community Area that would eventually by rezoned as Next Generation Neighbourhood, allowing high density housing.

This designation triggered a land grab as savvy investors snapped up more than 20 properties over the following months.

Many of those settled before the approved planning scheme even came into affect, in February 2016.
