Tiny but cheapest housing deal for pensioners hits market in Logan

A housing project south of Brisbane is claiming it will “save Aussie seniors hundreds of thousands of dollars” with new small-lot houses as low as $199,000 up for sale.

Retirement village operator Ingenia Lifestyles is claiming its Chambers Pines housing estate, at 2 Koplick Rd, Chambers Flat, was Brisbane’s most affordable housing for retirees.

This weekend for the first time, it offered a new one-bedroom home plus study and a lockup garage in the state for $199,000.

A two-bedroom, two-bathroom home with study and garage costs $299,500 in the Chambers Flat estate, which started releasing sites this week.

Residents at the resort-style estate have access to a community clubhouse, a bowling green, swimming pool, library and outdoor barbecue with fees expected to be on average about $190 a fortnight.

Ingenia Communities Queensland regional development manager Matt Fedrick said it was an “unbeatable price tag” with the land lease ownership model designed to save residents thousands by avoiding rates, stamp duty, exit fees and deferred management fees.

He said there had been a growth in demand from seniors for alternative accommodation.

But he said there had also been a spike in the number of purchases from working buyers with 15 purchases from buyers still in the workforce.

“Land lease communities are increasingly becoming a popular living option, particularly as comparable homes in the area can set retirees back $500,000,” he said.

Independent real estate consultant for the Logan area Jed Cresswell said the entry-level buy-in homes for retirees were the cheapest he had seen in the over 50s market in the area and were good value.

Mr Cresswell, a business development manager with Meagan Read Property, said many elderly couples did not want more than 100 sqm and this type of housing appealed to those looking to free up capital and downsize from the family home.

“The 98 sqm size is large compared to older-style manufactured homes on the market,” he said.

“In the southern parts of Logan, there is a demand for this type of housing because grandparents want to be closer to their children who are first-home buyers snapping up affordable housing in western suburbs near Ipswich.

“This is probably the cheapest I have seen on the market for a new, turnkey house in the over 50s market on those sized lots.”
