Karawatha residents could get a new service station and fast food restaurant.

L&W Goodwill Pty Ltd has lodged a development application for a service station and fast food restaurant, located at 19 Forest Way, Karawatha.

There is currently nothing there.

If approved, the development will feature a service station and a single storey retail building positioned across the northwest of the site and a future development site located to the northern portion.

The proposed plans for the service station, which will have a total gross floor area of 300sqm, includes a fuel canopy over four fuel dispensers, truck canopy over three fuel dispensers, a loading bay, 32 shared car parking spaces with a separate dedicated air-water point and internal vehicle access.

As for the fast food restaurant, the proposed development will have 180sqm of gross floor area, 13 car drive through, one waiting bay, loading/service bay, internal vehicle access and 32 shared car parking spaces. It hasn’t been revealed yet what fast food restaurant will set up shop.

The development has been designed by Verve Building Design.

“The Rural Zone Code supports a service station on an arterial road and, where facilitating existing concentrations of centre-type activities,” the planners at DTS Group who are overseeing the proposal state.

“The subject site is able to demonstrate compliance with the overall outcomes.

“The associated food and drink outlet contributes toward the mix of centre-type activities and is at a scale which supports, and is secondary to, the primary use of the site as a service station.

“The proposed development is compliant with the acceptable outcomes of the Service Station Code, as it is not adjoining a sensitive land use and proposes an appropriate land use mix that commensurate with the local area.

“The development is intended to serve the retail, commercial, community and service needs of the local community.”

The development is yet to be approved by Brisbane City Council.
