A southside suburb, which recorded its highest rental sale of $2.5 million in June, has been earmarked for a massive residential development, with plans unveiled for a luxury nine-storey apartment block.
Walker Lawnton’s proposed project, at 37-39 Cinderella Dr, Springwood, will feature a blend of residential and commercial spaces pitched at the higher-end of the market.
The new building will house 64 residential units, aimed at addressing local housing needs, alongside ground-floor and Level 1 commercial spaces.
The commercial tenancies will include offices, retail shops, and a food and drink outlet, and is expected to create a mix of uses that will activate the busy suburb, which is set to grow with the new busway set to open this year.
The residential project spans two rectangular allotments, totalling 1466 sqm, with a 36.52m street front opening on to Cinderella Dr.
The proposed height of the building is capped at 32m aligning with the maximum building height stipulated by the Logan Planning Scheme 2015 for the area.
In addition to residential and commercial spaces, the development will feature three levels of basement parking, providing 95 car spaces to accommodate residents and visitors.
A key component of the design is the inclusion of a rooftop communal recreation area, offering residents a dedicated space for leisure and relaxation with panoramic views of the surrounding area.
The project also includes a laundromat situated within the basement, serving both residents and the general public, further adding to the site’s multifunctional appeal.
The proposal has been designed with careful consideration of landscaping and street activation, ensuring that the development will contribute positively to the local urban environment.
Logan councillor Lisa Bradley said the building would go part of the way to ease housing problems in the city and cash in on the massive amount of urban development in the area.
“Between April and June, Springwood has its highest rental sale $2.5 million and in the same period, the medium sales price of houses in Springwood was $950,000, which is higher than Brisbane’s medium home value of $930,000,” Cr Bradley said.
“I know that the values of Springwood apartments has gone up by more than 45 per cent in two years and this is actually applying to businesses too.
“The cost of living crisis has affected many people but there are still some people around with money and this will cater for the higher end of the market.”
