Toowoomba sites near CBD hit market in campaigns by LJ Hooker, 1 Property Centre

Two large residential parcels close to the Toowoomba CBD look set to be transformed following real estate campaigns. Here’s what they could become.

Developers have started circling significant residential parcels on the fringe of the Toowoomba CBD, with the sites hitting the market in different campaigns.

LJ Hooker Toowoomba is already fielding interest from interstate buyers for a 3200sq m plot of land on Clopton St in East Toowoomba — nestled in between Hume and Kitchener streets and just metres from Mothers’ Memorial park.

Lead agent Chris Stewart said the site, which also fronts onto Williams St, currently features three older homes but could be levelled to make way for a mixed-use development.

He said there was strong demand for more housing in Toowoomba given the current shortage of rental accommodation.

“We’ve had really good inquiries from down south, including social housing enterprises,” Mr Stewart said.

“It’s been Brisbane and out-of-state buyers, most of the inquiry has been that.

“I’d love to see a pure mixed-use development, some retail stuff on the ground and some residential on top.

“A mixed use outcome would be viable considering the housing stocks at the moment.”

The expressions of interest campaign ends on April 26.

It comes as Dalby agency 1 Property Centre wraps up its own campaign for an 1800sq m residential property on the corner of Ruthven and Perth streets in South Toowoomba.

The site is opposite Inspire South Central and diagonally across from the Bernoth Centre, both of which are projects by developers Barry and Mitchell Bernoth.

According to the online listing, the parcel would be well-suited for a redevelopment.

“A rare opportunity presents for a developer or investor to transform this three title allotment — the possibilities are endless subject to council approval,” the listing said.
