Buderim home sells for $2m

With combined sales figures that eclipse the $1.1bn mark, the most prolific Sunshine Coast residential real agents for 2021 can be revealed.

Data from realestate.com.au has revealed which agents and agencies have led the way for selling the region’s homes, units and townhouses.

Town Sunshine Coast director Craig Morrison emerged on top with 144 sales as lead agent, closely followed by Damien Said and Mark Lawler.

In terms of volumes of properties sold per agencies, Amber Werchon Property had 366 sales, followed by Ray White Buderim (289), Ray White Maroochydore (285), Caloundra City Realty (256) and Century 21 on Duporth (253).

Other successful agencies include Ray White Mooloolaba and Caloundra with 217 and 209 apiece while Ken Guy Buderim had 112.

The data was compiled as of Wednesday, December 8 and spanned the past 12 months.

Earlier this week, the Daily listed the top 20 agents for Noosa, based on sales history, influence and experience.

It was also a big year for Mark McGill, who only 12 months after launching his agency The McGill Group, was a Real Estate Institute of Queensland awards of excellence nominee.

Mr McGill was nominated for the residential sales person of the year while the agency was in the running for small agency of the year.

In terms of sales as lead agent, Mr McGill sold 43 properties at a median sale price of $385,000, according to the data.

Elsewhere, Richardson and Wrench Coolum principal Mark Lawler had a wager going that if his office reached 100 sales the team would go skydiving.

As lead agent, Mr Lawler is closing in on 100 sales himself.

“We’ve had great success being in the right place at the right time with runs on the board,” Mr Lawler said.

“Our sales are split by 33 per cent between locals, south east Queensland and from interstate.”

Mr Lawler said the majority of listings were selling after the first open home or under the hammer at auction.

Eastell and Co principal Clint Eastell sold 55 properties as lead agent at more than the $1m price tag.

Mr Eastell said his figures were at 70 sales with off-market transactions included.

“We (the Sunshine Coast) are a destination and we have tucked ourselves behind the Gold Coast for so long, but we far outweigh the GC (Gold Coast) and Brisbane and more people are realising it,” Mr Eastell said.

“This is definitely the best year we have had, usually we hit about 40 sales.

“For me it’s about building relationships and playing the long game.”

McGrath Estate Agents Caloundra’s Pelican Waters specialist Linda Feltman has had a huge year.

Ms Feltman, who had a median days advertised rate of two weeks, said properties were selling in record time.

“Probably half as fast as it used to take. Thirty -45 days but supply and demand has dictated that properties are on the market for a shorter time,” Ms Feltman said.

“It’s been a seller’s market most of the year but the buyers who bought early in the year have also seen growth. The market is increasing weekly at the moment.”

Ms Feltman said she had sold about $15m worth of property to expats who wished to return to the region once the international borders reopened.

Twin Waters specialist Lydia Kirn said it had been a “fantastic” year.

The principal of Lydia Kirn Real Estate said 90 per cent of her sales had sold prior to hitting the market.

“I have a book full of buyers who I contact when properties are listed and phone them, that’s how we sold them one after the next,” Ms Kirn said.

“Each month of the year has got busier and busier.”

Ms Kirn said only a handful of sales had gone to buyers sight unseen.
