Rockfield, marketed by Place Bulimba agents Sarah Hackett and Lauren Marmotta, attracted a big crowd and four registered bidders.

Ms Hackett said a local buyer walked away with the keys with the auction held on a balcony overlooking the Brisbane River.

"The opening bidder actually ended up with the property," Ms Hackett said.

"It's going to be their family home."

Ms Hackett said Rockfield attracted more than 100 families over its marketing campaign.

"We targeted the local schools and the three major hospitals, as they are so close," Ms Hackett said.

"We had a couple of doctors registered to bid due to the convenience of being around the corner from the hospitals."

Perched high above the river, the immaculately renovated home offers views across the water to the city and Botanic Gardens, and features all the charm of a bygone era but with the conveniences of the 21st century.

“It’s one of those houses that you drive past and when it came on the market, I just knew it was a once in a lifetime opportunity,” Ms Butler said.

“I had my heart set on it.”
