First homes at Noarlunga estate in Adelaide’s south now on sale amid high demand

The first batch of new coastal homes in Adelaide’s southern suburbs are now up for grabs, with nearly 100 applicants vying to secure one of the 22 house-and-land packages or plots of land.
Now on the market at the Noarlunga development are 11 affordable house-and-land packages, including two- and three-bedroom homes and semi-detached townhouses.
South Australia company UrbanLux will build the homes along the northwestern edge of the development.
Eventually at least 626 dwellings will be constructed at the $150m masterplanned estate, which spans 22ha of empty paddocks on Lovelock Dr, surrounding the South Adelaide Football Club.
Prices start from $525,000, through HomeSeeker SA, with some packages eligible for up to 25 per cent shared equity through the state government’s HomeStart scheme.
On the western edge of the development, 11 land allotments ranging from 158 sqm to 245 sqm are also now on sale – including three affordable allotments, through HomeSeekerSA.
Prices start from $210,000.
Renewal SA has already received “almost 100 applicants” from prospective buyers since the sale began on Saturday, executive director of sales and corporate affairs Skye Bayne said.
“This is a positive indicator that the location and amenity of the area are attractive to those in the market to buy a new home,” Ms Bayne said.
Construction will start early next year, with the first residents expected to move by the end of 2026.
Civil construction company Winslow started works in April to prepare roads, sewers and essential services.
Once finished, the Noarlunga estate will be home to about 1200 people ranging from first homebuyers to families living in detached homes, townhouses, and apartments.
Near the estate, a 2000 sqm entry reserve will be built off Dyson Rd, while about 935 sqm of open space will make up a central reserve.
Construction on both parks is scheduled to start in about 12 months, ready by late next year.
Minister for Housing Nick Champion said it was “rare” to secure new, affordable homes in Adelaide’s southern suburbs.
“It’s delivering housing options for first homebuyers, families and downsizers, right where people want to live, close to the beach, shops and transport,” Mr Champion said.
The estate is located near Port Noarlunga beach, Colonnades Shopping Centre, the TAFE, Noarlunga Hospital, Flinders University Stadium and train station.
About 80 more house and land packages in Noarlunga will be released throughout the second half this year, including larger land parcels, premium house and land packages,
in line with the state government’s Housing Roadmap.
