PLANS for a new resort have been floated by the buyers of a large block of land just a stone's throw from Airlie Beach.

Victorian-based developer Country Land Australia this month purchased Lot 1 Shute Harbour Rd opposite the Sportspark.

The 7.68ha lot was sold for $1.4 million and features ocean views about 1km away from Airlie Beach Main St.

The site was previously earmarked for a resort development with 210 apartments, seven residential house lots, a 150sq m restaurant and 600sq m resort facilities as well as 413 car parks.

However, no progress was made on the project and the development approvals expired in 2013.

Country Land Australia CEO Intaj Kahn said he hoped to develop a similar plan for the recently purchased block.

"This property comes with a great deal of options meaning that we can extend our company expertise to Queensland," he said.

"While the previous purchaser wanted to build a resort, we will continue to explore these options with an additional water park to make the project unique in the Airlie Beach.

"This project will create 150 jobs for the area and boost the local economy.

"Our company vision is (for) affordable housing still to remain the main focus of delivering this project and making Australian home dreams come true."

Mr Kahn hoped to start work on amending the planning permit next year.

The project will need to be approved by the council before it gets the green light.

Country Land Australia acquired the lot as part of the company expansion into Queensland.

The company is currently developing six properties including a 300 plus residential lot land subdivision in Melbourne.
