Queensland heads to auction with a 51% auction clearance rate from last weekend.
A two-bedroom, two-bathroom home at 41 Groom Street, Gordon Park has sold under the hammer for $1.09m with an opening bid of $980,000. Three bidders registered to take part in the auction.
Property agent Nathan Johnson from LJ Hooker Stafford said the campaign was relatively successful. "I had 38 groups through the entire campaign," Mr Johnson said. "The new buyers are Brisbane locals from Gordon Park. "I think the price bracket this home sold for is the most competitive and is seeing the most action at the moment."
A five-bedroom, two-bathroom home at 26 Barwood Street, Newmarket has sold under the hammer for $1.970m with an opening bid of $1.6m. Four bidders registered to take part in the auction. Property agent Rachel Fechner from Place Bulimba said while the auction didn't have the largest crowd there was still substantial interest.
"We had a three week campaign. We had about 55 people through the home and about 20 online enquiries, so it was good. "We were having up to three opens a week. The new owners are a family from Clayfield and have purchased a home now to get closer to one of the local schools. "There is more urgency of people wanting to buy on this side of Christmas as we don’t know whether there’s going to be more stock afterwards. I think today has been a real warm up for our Place November 25 Assembly event. The momentum created today we had a lot of sellers out today watching us, which is awesome."
A five-bedroom, two-bathroom home at 9 Glenfield Street, Parkinson has sold under the hammer for an undisclosed price with an opening bid of $1m. Eight bidders registered to take part in the auction. Property agent Owen Chen from Place Sunnybank said over the course of the campaign he had over 50 groups through the open homes.
"It was a very competitive auction with many bidders participating," Ms Chen said. "The new owners are a local family, they're parents buying for their son. "Properties are selling really quickly. I think if buyers are within their budget they should buy as soon as possible. I can see the full potential for Brisbane."
A five-bedroom, three-bathroom home at 283 Horizon Drive, Westlake has sold under the hammer for an undisclosed price. 10 bidders registered to take part in the auction. Property agent Jason Yang from NGU Real Estate said he was noticing a bit more stock on the market at the moment.
"Buyers, particularly in Westlake are being a bit more picky at choosing where they want to live. This one sold at a good price, above the reserve," Mr Yang said. "The home set a new street price record for an undisclosed amount. This particular buyer wanted to be settled in before the new year, they want to sort out the schooling. "The buyers are from interstate currently renting in Indooroopilly. They were ready to go to get pre-approved." Mr Yang said the bidding at the auction was strong. "The new buyers inspected the home after only inspecting the home two days ago," he said. "Provided we have the same level of demand of buyers I think the market will continue to go from strength to strength."
A four-bedroom, two-bathroom home at 29 Oxford Street, Bulimba has sold under the hammer for $1.615m with an opening bid of $1.35m. 11 bidders registered to take part in the auction. Managing director and property agent Sarah Hackett from Place Bulimba said the auction opened with a strong opening bid. "The strong opening bid knocked some buyers out straight away. The auction was really packed," Ms Hackett said.
"We had about 13 second inspections, 60 people through overall. The underbidder who missed out was looking at running a medical centre from the home. "The lucky couple that purchased the home was an investment for them. It will rent in a heartbeat." Ms Hackett said she had six bidders per property Place was listing and competition was fierce. "I think right now buyers have a commitment they want to get in before Christmas, she said. "November is the cutoff time to get in before Christmas. It’s peak time right now."
Runcorn home sells to Newcastle investor for $1.215m
A four-bedroom, three-bathroom home at 2 Bellmead Street, Runcorn has sold under the hammer for $1.215m with an opening bid of $800,000. Eight bidders registered to take part in the auction with five active throughout. Property agent Ben Leong from LJ Hooker Sunnybank Hills and Mount Gravatt said the song had great buyer activity.
"We did a three week campaign, after four open houses we had 39 groups through. Today was the fifth open and auction day. We had 5 pre-registered bidders before the auction," Mr Leong said. "We had one buyer from Newcastle who was the eventual buyer, buying it for an investment. It was actually one of the first properties I’ve sold to investors, most of my sales have been to owner occupiers. “It’s still very hard to find stock, plenty of buyers out there for sure. Each open houses we’re getting nine groups through which back in the day we’d be lucky to get one or two."
Local school teacher scores her dream retirement home in Norman Park
A three-bedroom, two-bathroom townhouse at 4/70 Overend Street, Norman Park has sold under the hammer for $1.055m with an opening bid of $900,000. Five bidders registered to take part in the auction, with three active throughout. Property agent Rachel Fechner from Place Bulimba said the auction had a good crowd with lots of energy. "The auction had such a great atmosphere. We had 75 people who came throughout the campaign and we had just under 30 enquiries online and did three opens a week," Ms Fechner said. "A lot of buyers are wanting to secure something before Christmas so they can kick of 2024 with a fresh start.
"For this property the buyer demographic was quite diverse. We had singles, single parents, baby boomers and young families. "A beautiful local school teacher purchased the home and it’s pretty much her retirement home. She went through the property six times, when she finally got it was a nice moment when you help someone achieve their dreams." Ms Fechner said the property also received interest from interstate and international buyers. "There isn’t an awful lot of stock at the moment, when they do get listed they go really quickly. So if you're a buyer I would say get in quickly and bid strongly, she said."
A four-bedroom, two-bathroom home at 1 Lonsdale Place, Wishart has sold under the hammer for $1.215m with an opening bid of $850,000. 11 bidders registered to take part in the auction. Property agent Kosma Comino from LJ Hooker Sunnybank Hills and Mount Gravatt said the auction started off slow but then took off once bidding started.
"Three buyers started bidding and as we got to $1.1m, the auction got really competitive," Mr Comino said. "Once we got to $1.2m about five of them were fighting it out. The winning bidder were local Brisbane buyers, one of the underbidders was an interstate buyer. "Overall, it was a steady campaign. This is now an entry level home for Wishart. It’s still quite tidy and well-kept."
A five-bedroom, five-bathroom home at 96 Henderson Street, Bulimba has passed in at $5.35m with negotiations taking place with vendors and buyers outside of auction conditions. Five bidders registered to take part in the auction. Property agent Matthew Hackett from Place Bulimba said the campaign had been really strong.
"We've had 88,000 enquires off REA, 115 inspections over the four weeks," Mr Hackett said. "The prestige end of the market is actually easier to sell than your regular homes, there are more people that are cash ready. "Overall the top end of the market is going very well. We're getting about five to seven bidders per prestige home, some even more."
Queenslander turned Mediterranean Sanctuary sells for $3.15m
A five-bedroom, three-bathroom Queenslander turned Mediterranean Sanctuary at 48 Moulton Street, Ashgrove has sold under the hammer for $3.15m. Five bidders registered to take part in the auction. Auctioneer Haesley Cush from Ray White said there was a huge crowd of people who came out to see this beautiful Queenslander sell.
"The buyer is from interstate and moving to Brisbane," Mr Cush said. "This is a very popular trend we are seeing, lots of interstate buyers. "Selling season is in excellent shape but we still do not have enough vendors who are willing to come to market despite the high prices available. "We are hoping more developers return to the market soon."
