The Southern Downs has seen a turnaround in the property market in the past three years since the Covid-19 pandemic rocked our nation, as families flee from metro areas.
Despite the challenges facing many renters, there has been an uptick in sales recorded across the region.
Leading the way in spearheading these impressive sale numbers are some of the Southern Downs’ top real estate agents, who have total sales values exceeding the million-dollar mark according to RateMyAgent data.
WARWICK AGENTS
DOUG RICKERT, PROPERTY CONSULTANT AT WARWICK REAL ESTATE
Warwick Real Estate property consultant Doug Rickert said they’ve noticed an astounding change in the time properties in the region are sitting on the market, with majority of homes sold going in a matter of days.
“Twelve months ago we had properties sitting on the market from anywhere between 60-12 days and now we have listings that are snapped up within days,” he said.
Mr Rickert’s impressive sale history in the past 12 months according to RateMyAgent data has seen 30 properties sold as lead agent with a total sales value of more than $11m.
TIFFANY CRUICE, SALES CONSULTANT AT GNF REAL ESTATE WARWICK
GNF Real Estate Warwick sales consultant Tiffany Cruice has made an impressive amount of property sales in the past 12 months according to RateMyAgent data.
Ms Cruice has sold 37 properties in the Southern Downs region with a groundbreaking total sales value of more than $15m.
MEL FITZPATRICK, REAL ESTATE AGENT AT SOUTHERN DOWNS REALTY
Southern Downs Realty sales consultant Mel Fitzpatrick said the Southern Downs has seen an increase in rental sales and agreed the majority of sales the agency has seen have been by young families or retirees.
“We’ve seen lots moving from Brisbane and even northern NSW to the Southern Downs recently,” she said.
Ms Fitzpartrick has worked in real estate for 13 years, with the past three of those within the Southern Downs and has sold 21 properties in the region in the past 12 months.
With a total sales value of just over $9m, it’s safe to say Ms Fitzpatrick is a top choice of selling agents in the Southern Downs.
LEANNE CAMERON, SALES EXECUTIVE AT LJ HOOKER WARWICK
LJ Hooker sales executive Leanne Cameron is Southern Downs born and bred, making the treechange into real estate in 2009.
Current RateMyAgent data shows Ms Cameron is a selling star, having sold 52 properties in the region over the past 12 months.
Ms Cameron’s total sales value sits at an impressive $28.8m.
The recent attraction in the Southern Downs housing market certainly hasn’t flown under Ms Cameron’s radar who said the region’s attractiveness to buyers was its proximity to Brisbane and the Gold Coast, making a day trip to the beach a breeze.
“We often see a lot of people who have bought in Tenterfield and Stanthorpe move to Warwick because it’s an easier day trip to Brisbane, Toowoomba and the Gold Coast,” she said.
STANTHORPE AGENTS
LOGAN STEELE, PRINCIPAL AT STANTHORPE REAL ESTATE
Stanthorpe Real Estate principal Logan Steele has worked in real estate for almost 40 years and in the past 12 months has sold a whopping 64 properties in the region.
Mr Steele said the region’s property market has seen quite the increase in the values of home, recognising the significant jump in median prices from $250,000 to a now astounding $350-400,000.
“Prices are increasing upwards, pre-Covid you could buy for around $250,000 and at the moment the market is sitting at between $350,000 to $450,000, but it’s pretty hard to find a property for under $400,000,” he said.
RateMyAgent data shows Mr Steele has racked up an impressive total sales values in the past 12 months of more than $26m.
NORMAN CRISP, PRINCIPAL AT CRISP REAL ESTATE STANTHORPE
Crisp Real Estate principal Norman Crisp has worked in the real estate industry for 40 years and has also noticed the vast majority of buyers in Stanthorpe were relocating from the major cities.
“About 90 per cent of buyers are from around the South East Queensland area and three years ago, we saw only 60 per cent of those buyers coming to the area,” he said.
RateMyAgent data shows that Mr Crisp has sold quite the impressive 47 properties in the past 12 months.
BRUCE GREEN, DIRECTOR AT COLD COUNTRY REAL ESTATE
Cold Country Real Estate director Bruce Green has lived within the vines of the Granite Belt for most of his life and according to RateMyAgent data has sold 12 properties in the region in the past 12 months.
Mr Green’s total sales value according to the RateMyAgent data sits at more than $5m.
SCOTT MANN, PRINCIPAL AT CEC MANN REAL ESTATE PROPERTY SERVICES
Cec Mann Real Estate principal Scott Mann joined the family-owned business more than 30 years ago and while the RateMyAgent data shows Mr Mann as lead selling agent on six properties in the region in the past 12 months, his total sales value sits at an impressive almost $3m.
