TWO community groups set to play pivotal roles in determining the prospects of Stockland's Twin Waters West proposal have outlined their plans to assess the application.
Twin Waters Residents Association president Tony Freeman said the proposal was "not a fait accompli” and his organisation would be assessing the development application "objectively” and in detail.
Stockland lodged its development application with the Sunshine Coast Council last week to develop a 104ha parcel of land alongside Pacific Paradise and the existing Twin Waters community.
The development firm sought to make variations to the existing planning scheme to allow for increased heights, changes to residential densities and other areas of focus included levels of assessment for future developments.
Stockland was seeking to build 530 houses and about 364 homes within five multiple dwelling precinct as well as a community hub and a 19ha central, salt water lake.
About 25 per cent of the development site was proposed to remain as open space.
Twin Waters West and Surrounds Inc Association president Kathryn Hyman said the timing of the application worked well for her organisation, as members had time off now to relax and go through the application in detail.
She said they had a number of concerns, including traffic impact and the amount of medium-density proposed.
Ms Hyman said they would be watching closely what further information requests council officers made and they would be ready to assist council officers with technical issues and questions if anything "falls through the cracks”.
Mr Freeman said his members would look over the application in the "next period of time” but if Stockland had followed conditions set in previous planning processes and the development was as good or improved on the current Twin Waters he could see no reason to object.
