MONEY MAKERS: Top 10 suburbs with phenomenal growth
Market overdrive: 22 Coast properties sold a day
Burns Property principal Mike Burns said the "lovely" suburbs tucked away within the 4560 postcode provided great opportunity for "bang for your buck" sales.
"Some of those areas are not well known, tucked away around Nambour and all lovely areas," Mr Burns said.
"You can get beautiful older homes, well established, perhaps with dated kitchens or bathrooms, but with great proximity to schools and shopping.
"When blocks of land are released for more than $350,000 in some estates, that's a lot of money.
"People can easily stretch their budget."
Mr Burns said the 4560 suburbs were popular among first home buyers or young families.
"If you want a bit more space, that's the attraction," he said.
"And so leafy and nice too.
"People always tell me it's like Buderim was 40 years ago."
The best suburbs to bag a bargain fixer-upper
Coast agent of 32 years, Vicki Stewart, said Nambour and surrounding suburbs had always been an area to find more affordable homes.
The principal of Mooloolaba-based Stewart Property and former winner of the REIQ agent of the year said the 4560 postcode had always been a popular area for first home buyers.
"We always veer people out there in the $400,000 mark but it is becoming tighter," Ms Stewart said.
"Every now and then you get a cheaper, well-sized block and quality land available.
"But it's becoming harder and harder."
Ms Stewart's advice to buyers was to sit back and wait a few months.
"Personally I think we will see a number of people put their homes on the market come September when the government support stops," she said.
"I know it will be suspended but not for everyone.
"I think there will be a rush, particularly when people have put their mortgage repayments on hold and have to start them again."
