Plans for a new retirement village offering 350 dwellings in one of the region’s newest estates have been lodged with the Sunshine Coast Council for approval.
Project Urban director Glen Wright lodged the development application on behalf of Avid Residential Group – which developed the Harmony Estate – in September 2022 to seek approval for the new aged care facility at Palmview, near the Bruce Highway.
“A residential use of premises for an integrated community and specifically built and designed for older people,” the application stated.
“The use includes independent living units and may include serviced units where residents require some support with health care and daily living needs.
“The use may also include a manager’s residence and office, food and drink outlet, amenity buildings, communal facilities and accommodation for staff.”
The application is seeking preliminary approval for the 350 dwellings on the 17.655ha block and an additional development permit to begin phase 1 of the plan to build the first 133 dwellings.
The one storey dwellings would be a maximum of two bedrooms and a minimum of two car parks would be allocated to each dwelling, with at least one of those spaces built under cover.
The project would feature 1.49ha of open space and a further 1.181ha earmarked for community facilities, which will include a communal hall and pool area.
The total cost for the current application is estimated at $53,335.
The application also states it’s seeking infrastructure-related referrals for state transport infrastructure.
The Palmview area has faced criticism in the past from residents about a lack of access roads.
It is understood work began on the connection road to the Bruce Highway in August and is expected to be completed by mid-2023.
