Mooloolaba Esplanade’s latest apartment complex plans revealed

The home of two popular Asian restaurants is set to be transformed as plans are revealed for a luxury 10-storey apartment complex and corner store at the Mooloolaba Esplanade.

A prolific Sunshine Coast developer has revealed plans for a 30-metre tall high-end apartment tower at the Mooloolaba Esplanade.

Sirius Apartments has been proposed for 123 Mooloolaba Esplanade which is currently home to popular restaurants Spice Bar and Moom Asian Cuisine.

The site, adjacent to the popular new esplanade playground, was snapped up by high-profile developer Rod Forrester for $5.5m in 2021 from former owners LSJD Projects, directed by Ken Guy, Sunshine Coast Mayor Mark Jamieson, Doug Meecham and Ron Milne.

A development application was submitted to Sunshine Coast Regional Council this month which detailed the Gustav Donoval-designed complex proposed for the high density area.

The project would also include a corner store on the ground level.

It said the corner block on Mooloolaba Esplanade and Venning St currently had two restaurants in a two-storey building.

“The subject site is located at the edge of the Mooloolaba tourist and business centre … It is proposed to develop the site for high-end mixed use development,” the planning report said.

The report says the complex will have seven four-bedroom units and one three-bedroom unit.

It would have 21 resident car spaces, a gym, wellness spa, sauna and steam room.

The complex would be designed to maximise ocean views and capture breezes with an indoor-outdoor space “reflective of the Sunshine Coast sub-tropical design”.

“The design of the development creates an architectural aesthetic that references the coastal locality with an authentic modern style,” the report said.

“The high quality architectural design defines a new standard for Mooloolaba accommodation and living that caters to modern, beachside lifestyles.”

Mr Forrester, also a philanthropist, was listed as the director of FFGSF Custodian No 2 Pty Ltd, the owner of 123 Mooloolaba Esplanade.

Mr Forrester founded FKP Property Group and was a director until 2008. Now he is a director of Aria Property Group with his son Tim.

Aria Property Group is behind the $200m 159-unit resort complex being developed at 1 The Esplanade, Mooloolaba.
