Rising building costs cause major changes to Maroochydore development plan

Spiking construction costs have caused a major rethink of plans to transform a former fish and chip outlet and bait shop along prime Sunshine Coast riverfront. See the change.

Rising construction costs have been cited in planning documents as a four-storey, 19-unit proposal is replaced with plans for a single-level shop and office space development in Maroochydore.

Developers behind a 19-unit, shop and food and drink outlet granted approval in 2015 have lodged new plans for their Bradman Ave, Maroochydore site.

The plans, lodged in December, reveal the previous four-storey vision has been scrapped in favour of a single-storey business project.

Documents lodged by consultants on behalf of applicant Blue Ocean Developments Pty Ltd, directed by Carindale’s Joshua Xidas, revealed the reasons for the shift in design.

“The continuing increases in construction costs have resulted in the applicant being unable to proceed with the previous approval for the site,” the documents state.

The initial 19-unit proposal had been tweaked to a 14-unit proposal, prior to the most recent iteration.

The now vacant site had formerly played home to Swan Bites, a popular fish and chip shop, as well as Swan Boat Hire and three units.

The developers have now sought to develop a single-storey shop, office space and food and drink outlet spanning 409sq m on the site with four tenancies included in the current plans.

The proposal is impact assessable, meaning the public will get to have a say on the proposal.
