A $2.7m sale has been described as a new benchmark for a Sunshine Coast suburb transforming from predominantly “working class homes” to multimillion-dollar duplexes.

A $2.7m sale at a beachside Sunshine Coast suburb has been described as a new benchmark for duplexes as the area undergoes a housing transformation.

Ray White Kawana Waters sold the 1/10 Boorook St, Buddina, property to local buyers wanting to downsize during an auction that attracted a crowd of 200 people.

Sales agent Ryan Bradeley said the three-bedroom, three-bathroom home was hotly contested between two bidders.

Principal and auctioneer James Goldsworthy said many of the beachside suburbs were transforming from “working class homes to multimillion-dollar duplexes”.

“I think the migration to our region as a retirement style location has been happening for some time and Covid brought forward a lot of these plans,” Mr Goldsworthy said.

Mr Bradeley said the price was $875,000 more than the identical unit next door which sold 12 months ago.

The property was developed by Josh Dzufer and Jarrod Cramp of Sunshine Coast’s Nexux Building Group – which are known as trend setters for high end duplex developments in the area.

Mr Goldsworthy said work from home opportunities and borders reopening were having an ongoing impact on the region’s market.

“On top of this the new ‘work from home’ trend which has meant people can live where they want to live and still earn a good income,” he said.

“This has meant a lot more young professionals moving to the coast both from close and afar.

“We have an enormous amount of infrastructure that has been recently built or in the pipeline.

“That gives buyers confidence that the Sunshine Coast is a growing and thriving area.

“I’m expecting this to keep continuing, many of those interested in buying in our area haven’t been able to set foot into Queensland for two years.”

Mr Bradeley said while most inquiries for the Buddina duplex were from interstate the majority of buyers at the auction were local.

He said the sale was a testament to the work of the builders who wanted to create a luxurious but low maintenance property.

“The builders originally set the precedent with the duplex they sold off the plan for $1.8m 12 months ago,” Mr Bradeley said.

“Now they’ve done it again.”

He said the property also featured custom stonework from Sunshine Coast business Arlo Stone.
