A proposal to build 60 units next to a holiday park has been revealed, offering opportunities for permanent residences and short-term stays.
The development application to build the six-storey apartment complex has been lodged to Sunshine Coast Council by Project Urban on behalf of Juniper Family Property Holdings.
The 2034sq m site at 9 Onslow Street, Golden Beach is currently used by the Golden Beach Holiday Park and holds an office, pool and several powered sites.
This section of the park would be replaced with 60 units across six floors with a food and drink tenancy on the ground floor.
It is placed within a tourist accommodation zone.
In application documents, the apartments would be used for residential and short-term accommodation to the benefit of future owners.
Plans show the complex would feature 40 two-bedroom and 20 three-bedroom units, with each apartment above ground level also provided with a balcony connecting to indoor living areas.
In addition to the food and drink tenancy, communal spaces including lounges, a pool and a barbecue area are also placed on the ground floor.
Parking will be available on the basement and ground level, with 80 residential spaces, 15 visitor spaces and five allocated to the tenancy, totalling 100 car parks.
Documents show the building would be no higher than 18 metres.
The Golden Beach Holiday Park would neighbour the development to the north and west, consisting of single-storey motel units, powered sites and related facilities.
Three apartment complexes ranging between four and six storeys — Windbourne, 99 The Esplanade, and Sorrento — are to the east of the proposed site, documents state.
It is intended for the design to include fixed and operable screens as part of the facade to mitigate concerns over privacy inside the units.
The Esplanade along Golden Beach is lined with several multiple-storey accommodation complexes backing a neighbourhood of single-storey homes further away from the shoreline.
The landowner of the Golden Beach Holiday Park and the lot subject to the proposal provided consent and a letter supporting the development, which was attached to the application.
The proposed development is a short walk away from the Esplanade and the shoreline at Golden Beach, which has been subject to flooding concerns if Bribie Island were to suffer more breakthroughs.
A state government review regarding the Pumicestone Passage and Bribie Island had been announced earlier this year, after a second breakthrough occurred during the approach of ex-tropical cyclone Alfred.
Documents state the site would require filling to comply with flood levels, and an access ramp would be designed to protect the basement level from flooding.
