Kuluin retirement village, Little Mountain units reveal development delays

Two major Sunshine Coast developments have revealed delays, with one project now not expected to be complete until 2025 and another opting to stage the delivery of units.
The developments include a large-scale retirement village in Kuluin granted approval in 2018 and a 40-unit project in Little Mountain.
The application submitted to the Sunshine Coast Council on behalf of the Little Mountain development at 195 Parklands Boulevard seeks to have the units approved for staggered delivery due to delays impacting a portion of buildings on the site.
“The applicant is well progressed with construction of the multiple dwelling units, however completion of units 30 to 40 is expected to be at a marginally later time than units one to 29,” the application states.
“On this basis, and to minimise delay to settlement and occupation of units one to 29, the applicant seeks to stage delivery of the multiple dwelling units.”
The development at 6 Charlston Place, Kuluin, which will feature 246 retirement units and multiple communal facilities when complete, has also revealed the final stage of construction has hit delays and is expected to take an extra 11 months.
The planning documents show the developers were initially required within the development approval conditions to complete the entire project by April 30, 2024.
The application to the Sunshine Coast Council for an extension outlines the delay on the final stage of the retirement village is due to minor change requests made to council that were awaiting approval.
“The construction program for the dwellings within Stage 4 of the retirement facility is currently forecast to be completed by March 2025,” the application states.
“This completion time frame for Stage 4 is anticipated as being a worst-case scenario that provides an allowance for general construction program contingencies and natural weather delays however is not expected to exceed this target date.”
According to the application documents the final stage involves the construction of 84 dwellings.
