GOLD Coast doctors are among those showing interest in the region's next major medical centre to be built among a perfectly-suited community.
As part of the new Pelican Waters Town Centre, the 1235sq m Pelican Waters Medical and Professional Centre is set to be up and running by early 2020.
Kennedy Property Group managing director Grant Kennedy said the titles had been issued this week and a code-assessable development application would be lodged in mid-January.
He hoped to have construction start by the middle of 2019.
Mr Kennedy said he'd already had interest expressed in the medical and allied health opportunities by Brisbane-based medical groups as well as quite a lot of interest from the Gold Coast.
The growing southern Sunshine Coast suburb, linked by a series of canals, was set to welcome another 2100 dwellings and 5000 residents as part of the town centre and marina stage.
More than 53 per cent of the Pelican Waters community was over the age of 50 and the new medical centre would be positioned next to a 60-apartment retirement development.
Henzells Caloundra commercial manager Paul Bell said he expected the proposed new centre, which offered sale and lease options for GPs, allied health professionals, retail and more, to generate a lot of inquiry after the festive season.
"We've had some interest already,” he said.
"We'll ramp it up after Christmas.”
A vertical aged care development was also set to be built on the town centre island while a manufactured home park was due to be built as part of a new development at Pelican Waters Golf Course.
"There's a lot of infill in that demographic,” Mr Kennedy said.
He said the new medical centre would be seeking a mix of GPs, radiology, pathology and allied health to service the community and the space had been priced about $400 per square metre.
Mr Kennedy expected some local GPs may look to move in once the new centre was built.
