Plans to build a set of units exceeding the height limit in a quiet Sunshine Coast suburb are awaiting the green light from council.

The proposal was lodged in January by Urban Strategies on behalf of Perissinotto Pty Ltd to build a five-storey unit complex at 17 Hume Parade, Currimundi.

Application documents show the development features three apartments with three bedrooms each, totalling to 603sq m, alongside courtyards and balconies.

The 609sq m site is currently occupied by a two-storey brick home with a secondary dwelling, which would be replaced with a “more modern, subtropical design,” documents state.

It has been stated the site is within a tourist accommodation zone, but is not included in any specific precinct, predominantly featuring residential homes alongside tourist accommodation and retail.

The application will undergo public consultation as the proposed development would bypass the maximum height limit of 12m, standing at 15m.

The additional three metres cater to the top floor taking up just 58.82sq m to provide a library and home office for the unit below.

The partial floor would not create an “overbearing built form” to the streetscape, particularly in consideration of a nine-storey building at 8 Hume Parade, documents state.

A four-storey apartment building directly neighbours the site, with a four-storey, seven-storey and 11-storey building in proximity.

The broader area is mostly occupied by low-density, single detached homes.
