A much-anticipated health precinct in the heart of Noosa’s commercial hub has been sold for $12m with construction work expected to start later this year.
Cancer Care Associates and Trident Property Advisory purchased in a joint venture an 8000sq m site at Hofmann Dr, Noosaville which is in proximity to the Noosa Civic Shopping Centre.
The medical hub will include a cancer care clinic including radiation oncology alongside a “range of specialist medical services”.
CBRE Sunshine Coast managing director Louisa Blennerhassett, who brokered the off-market transaction, said the Noosa businessman who owned the site had a vision for the area to become a health precinct and it will be exciting to see his vision come alive.
The site had received the development approval for a medical precinct several years ago, she said.
The new owners of the site had entered the contract in November 2022, and the property sale finally settled at the end of May.
Ms Blennerhassett said Noosa’s commercial property market is very constrained in terms of supply, so pricing remained “steady and strong.”
Ms Blennerhassett said the sale price reflected a break down of about $1500 per square metre.
“This transaction demonstrates the ongoing strength of the Noosa market, driven by scarcity of land and development opportunities,” Ms Blennerhassett said.
“The proposed development for this site will deliver much-needed medical services to the region.
“It is anticipated that construction will commence in August this year.”
She said with Noosa soon to have a dedicated health precinct, people won’t have to travel to Maroochydore or even further for medical services.
The cancer care clinic will be the main tenant, with other spaces offering specialist medical services.
The number of tenancies have not been decided at this stage, Ms Blennerhassett said.
