Caloundra West footpath block at Leslie Crescent attracts buyer

Plans for a narrow footpath block on the Sunshine Coast originally listed for $400,000 can now be revealed after it finally attracted a buyer.

The block of land in Caloundra West has attracted a buyer.

A narrow block of Caloundra land that was used for a footpath finally has a buyer after more than a year on the market.

The Leslie Crescent site at Caloundra West, with a playground on one side, is under contract after a price drop from offers of more than $400,000 to a listing of $250,000-plus.

Real estate agent James Henley said the contract would “go unconditional” next week and would not reveal the sale offer.

The land first went up for sale in December 2021 at the height of the Covid-19 pandemic.

Mr Henley said the buyer, an investor, had already started to contact builders and intended to build a terrace house on the 129m by 4.6m block.

The footpath block at Leslie Crescent, in Caloundra West has finally attracted a buyer.

“You can build to a zero boundary so you can share a wall with the neighbours,” Mr Henley said.

The real estate agent said the seller had the mortgage paid for by leasing the property to Stockland as a footpath and the lease had ended.

The buyer intends to build a terrace house on the land.

It was the first block of land of that size the real estate agent had sold.

“I was interested to see the level of interest when the price is right,” Mr Henley said.

“In a market that is supposed to be doom and gloom I had a lot of offers, some were low ball and others were fair.”

He said land sales were tough at the moment because of the issues surrounding the building and construction industry and material cost and availability.

“It was nice to see the confidence in the market at Baringa,” Mr Henley said.
