Maroochydore CBD development: Office, apartment towers coming

Hundreds of hotel rooms, apartments, a private hospital and more than 20 storeys of office spaces are coming to Maroochydore amid an influx in development.

50 First Ave, Maroochydore unveiled

New buildings from a Holiday Inn to the local government chambers and a private hospital have been slated for the Maroochydore City Centre.

Since Walker Corporation took on exclusive development rights in November a number of new projects have been put forward for the 53ha greenfield CBD at the former Horton Golf Course.

Here’s your guide to what’s coming and when:

Sunshine Coast City Hall

The Sunshine Coast Council’s new Maroochydore chambers is expected to open late-2022 and cost ratepayers about $100m.

The nine-storey building will feature retail and commercial businesses on the ground floor and levels two to seven would be dedicated for council and community purposes.

McNab is building the project and it is expected to be completed by mid to late 2022.

Holiday Inn

The Sunshine Coast’s first Holiday Inn will open next year at the Maroochydore City Centre.

Pro-Invest is bringing the motel and retail space to the CBD in a bid to capitalise on the growing number of corporate professionals living in and visiting the region.

Holiday Inn Express and Suites on First Ave will have 181 rooms, a rooftop swimming pool, bar and dining venue along with parking, retailers and conference facilities.

Market Lane Residences & The Corso

Brisbane-based firm Habitat Development Group is adding 245 apartments to the Maroochydore CBD with two separate projects.

The company is behind Market Lane and The Corso, two approved developments to bring luxury apartment complexes and retail offerings.

Market Lane Residences at 1 Market Lane is expected to be completed in March 2022 and will have 81 apartments across 14 levels.

It will also have six terrace homes with “SOHO” layouts that support a work-life balance.

Construction is expected to start in 2022 on $94m The Corso, which will have 158 apartments across two towers – one with 15-storeys and the other eight.

A1 office tower

Evans Long is behind plans for a five-storey architecturally-designed office tower within the CBD.

The $18.8m A1 tower will feature offices and a cafe and restaurant precinct.

The Sunshine Coast-based firm directed by Dirk Long and Matthew Evans was also behind Foundation Place which opened in 2020.

A1 is expected to be completed mid-2022.

Property giant Walker Corp is awaiting approval for a nine-storey carparking, retail and dining high-rise in the Maroochydore CBD.

Adams and Sparkes Town Planning, on behalf of Walker Maroochydore Developments, lodged the plans with Economic Development Queensland this year for a parking station, shop, food and drink outlet and community use facility.

The proposal was for a parcel of land at Lot 110 Market Street, Maroochydore, neighboured by the Market Lane precinct.

It sought to build a nine-storey parking station with 294 car bays, 56 motorcycle bays and 28 bicycle bays within the 50ha CBD.

Walker Corporation was handed exclusive development rights by Sunshine Coast Council in November 2020 in a deal expected to facilitate more than $2.5bn in investment.

Private hospital

A $100m private hospital and health facility could be open at the Maroochydore CBD by 2023.

Barwon Investment Partners lodged a development application earlier this month for the facility touted to be an epicentre for surgical research and innovation.

The eight-storey medical and teaching facility would be built on Mundoo Blvd and feature a multidisciplinary surgical hospital.

The Maroochydore CBD developer Walker Corporation also wants to build a luxurious office tower at 50 First Ave.

The company, led by billionaire property mogul Lang Walker, hopes the building will attract government departments, major banks and ASX-listed companies.

The 15-storey tower is estimated to cost more than $50m.

Approval is hoped to be secured by the first half of 2022 with the building to begin soon after.

Tenants could move in from 2024.
