Preliminary approval sought for Sippy Cleantech Enterprise Park proposal

A proposal for an industrial and business park a stone’s throw from a fast-growing Sunshine Coast suburb has landed with council.

Plans to subdivide a currently untouched lot to create new spaces for a business and industrial precinct have been revealed.

A development application for preliminary approval to change and vary the permitted use of the 41.95ha block at 23 Parkyn Road and 110 Sippy Creek Rd, Tanawha and subdivide the area into 69 lots.

The plans have been pitched the context of the precinct to become the Sippy Cleantech Enterprise Park, for industry and business uses.

Project Urban lodged the plans on behalf of Riversleigh Super Pty Ltd and Habania Pty Limited to Sunshine Coast Council.

Application documents state the site is currently subject to a rural zone code and was previously used for sand extraction.

The proposal will be subject to impact assessment.

A variation request seeks to change the level of assessment for future development applications regarding the lots alongside permitted building heights.

Specifically, it is requested to vary the maximum building height from 8.5m to 12m.

It is expected the subdivision of lots will be conducted in two stages.

Documents state the park is intended to provide for low-impact industry uses including cleantech, e-commerce, technology and knowledge-based businesses.

Plans show 68 lots will be for standard industrial and businesses used ranging between 1200sq m and 4362m while the last lot, covering 25.45ha, will provide for an existing dam, drainage channel and vegetation buffers.

The majority of the subject site is currently cleared and level, with mature vegetation surrounding the area providing a buffer for its former sand extraction activities.

Documents state the site is connected to a major road network and is connected to the residential community Harmony, providing future employment options as a result.

A waste contractor’s yard, animal pound and Sunshine Coast Animal Refuge adjoin the proposed site to the east, and 800m southward lies Aussie World and the Palmview Forest rural residential development.

Sippy Downs’ educational, residential and retail precincts are also within proximity.
