Unit development proposed for 57 Elphinstone Street, Berserker

Plans for a new $1.2 million townhouse and apartment development have been revealed. See the plans and full details here.

A new $1.2 million, two-storey unit development, has been proposed for North Rockhampton in an effort to provide new and affordable accommodation amid the city’s housing crisis.

The development, which would include four, three-bedroom two-storey townhouses and two, one-bedroom studio style units, would be built at 57 Elphinstone Street, Berserker, just off Musgrave Street.

The property sold in August 2021 for $297,000 to a Brisbane-based company.

The 969m2 block of land has been vacant for at least 10 years, and previously had a house on it.

It was reported earlier this year, Rockhampton recorded a low residential vacancy of 0.4 per cent.

A search on realestate.com.au for rentals in Berserker on November 10 showed 10 available properties.

The development application which was submitted this month to Rockhampton Regional Council states the “proposed development is in response to a demand for affordable long-term rental accommodation on the north side of Rockhampton, which is close to the amenities of the Musgrave Street precinct”.

The development has been described as safe, private, easy to maintain, mid-level quality and affordable quality.

The two-storey townhouses are aimed at small families and single parents while the studio apartments are aimed at the single, sole occupant market who are looking for a small yet comfortable apartment close to amenities.

The property would have a 1.8 high screen fencing and locked pedestrian and vehicle gates with an intercom and remote unlock.

On the plans, each dwelling has been positioned to face the east and prevailing breezes.

The application is yet to be approved by the council.
