New data has revealed the extent of Central Queensland’s rental crisis, with the postcodes with the lowest vacancy rates exposed.
MCG Quantity Surveyors recently released their latest rental market data for December, which highlighted “severe rental shortages” across the country.
In the Rockhampton region the postcode 4714, which includes Baree, Mount Morgan, Moongan, Baree, Walterhall, Horse Creek, Hamilton Creek and Struck Oil, was ranked as number one regional Queensland area for rental shortages.
According to the data there are 131 private rentals within the postcode in total, but there was only one listed in December.
But it doesn’t get much better for the region.
In the Banana Shire, the postcode 4715 ranked at number four for rental shortages in regional Queensland.
The postcode encompasses Dumgree, Biloela, Valentine Plains, Dakenba, Callide, Valentine Plains, Orange Creek, Mount Murchison and Prospect.
The area has 358 private rentals in total with only two advertised in December.
Managing Director of MCG Quantity Surveyors Mike Mortlock said the data painted a “stark picture” of the Australian rental market.
“Our analysis reveals that while renters in areas such as regional Victoria and regional Queensland are facing tough times, investors could play a key role in easing these pressures.
“By entering these markets, investors can help increase the availability of rental properties, creating a win-win situation for both the rental community and themselves.”
According to Real Estate Investar, the Rockhampton region’s current vacancy rate is 0.82 per cent, with the rental stock for the whole region at 302 and the median weekly rent for a house $385 a week.
Meanwhile in the Gladstone region the vacancy rate sits at 0.99 per cent with rental stock sitting at 308.
