The lucrative half-a-million dollar property club is fast growing in Central Queensland with more than seven suburbs experiencing a sharp spike in property prices.

It comes as the region’s top 11 richest suburbs and three rising stars can be named amid a flurry of property sales despite the Covid-19 pandemic.

In 2022, the $33 billion Australian real estate industry is set to grow, after experiencing a fruitful 2021, by almost 2 per cent.

However, it is not all good news for Queensland’s regional centres with some taking a backwards step in terms of median house prices as of December 15, 2021.

According to a Real Estate Institute of Queensland report, the Rockhampton region’s median house price fell 3.2 per cent, Gladstone’s 5.6, while Mackay remained static.

Despite the drop, these Local Government Areas posted respectable growth over the past 12 months, with Gladstone the stand out at a massive 15.7 per cent.

Gladstone’s fall last quarter perhaps reflecting a correction after three strong previous quarters of growth.

For Gladstone and Rockhampton, units were a more volatile proposition with September quarter median unit prices falling in both regions, Gladstone by 14.8 per cent and Rockhampton by 9.8 per cent.

Real Estate Institute of Queensland chair Alicia Williams said the jewel in Central Queensland’s real estate market, Agnes Water and 1770, was by far and away one of Central Queensland’s most profitable areas.

“The area has led the property market charge with prices recovering substantially and plenty of sales in the $800k plus range too,” she said.

“In Gladstone itself, top sale suburbs included Glen Eden, South Gladstone, Sun Valley and Tannum Sands.”

Multimillion-dollar sales have been surging on the Capricorn Coast, with homes regularly breaking suburb records.

Casting an eye into the future of Central Queensland’s real estate industry, in particular what the year 2022 has in store, makes for a compelling narrative.

Several suburbs throughout Central Queensland jurisdictions have seen their median house prices rise over half a million dollars.

The top 11 Central Queensland suburbs where the median house price is between $500,00 to $700,00, from highest to lowest, is as follows, according to Core Logic data:

1. Rockyview – $625, 814

Situated on Rockhampton’s northern outskirts, Rockyview is a growing suburb renowned for its large, lifestyle blocks.

It is a short drive from the popular new Parkhurst Town Centre shopping complex, Parkhurst State Primary School, CQUniversity’s Rockhampton campus and only 25 minutes from the beach.

The suburb will soon have direct access to the pending Rockhampton Ring Road, making commute times to the city’s airport much quicker.

It is currently in high demand, with recent sales including a $975K deal at 298 Greenlake Road.

Nearly 30 per cent of the suburb’s residents are older couples and families.

2. Pacific Heights – $617, 736

Pacific Heights is in the hinterland of the Capricorn Coast in the Livingstone Shire and is a much sought-after location.

It is close to St Benedict’s Catholic Primary School and boasts four separate parklands.

Older couples and families make up 24.5 per cent of the suburb’s population, followed by established couples and families (20.3 per cent).

In August 2021, the home at 31 Pacific Drive sold for $1.2M and more recent notable sales include 31 Mana Avenue in January for $935,000.

3. Rosslyn – $598, 937

Developed along the beaches on the Capricorn Coast closest to Rosslyn Bay Harbour, the suburb of Rosslyn is a waterfront dream.

The popular Kemp Beach and nearby marina with direct access to Great Keppel Island are just some of the standout features of this coastal suburb.

Multiple homes have sold in the multimillion-dollar price bracket in this area in recent months with demand seemingly higher than ever.

4. Taroomball – $581, 218

Established couples and families dominate in the lifestyle demographics of this quiet suburb on the Capricorn Coast, accounting for 27.7 per cent of residents.

The Livingstone Shire suburb offers the perfect balance between coastal and country, with a mix of modern coastal homes in SeaHaven Estate and larger, acreage properties also on offer.

Prices in this popular area have been pushing the million dollar mark recently, with notable sales including 400 Tanby Road ($950K), 4 Lomandra Lane ($920K) and 2 Mornington Street ($920K) registered in the past two months.

Schools in Taroomball’s footprint include Taranganba State School and Sacred Heart Primary while the closest beach is Lammermoor.

5. Mulambin – $576, 853

Mulambin is a coastal suburb in the Livingstone Shire.

With a population of more than 1000 people, Mulambin’s main attraction is its coastline, NRMA-leased holiday park which is one of Queensland’s best coastal caravan parks, scenic lookout and creek system.

The beautiful Mulambin Beach, which is a popular spot for families, fishing and surfing when the weather is right, is positioned south of Kemp Beach, and north of Causeway Lake, on the Scenic Highway linking Emu Park and Yeppoon.

Established couples and families make up the majority of Mulambin’s population according to real estate data.

6. Barlows Hill – $553, 933

Barlows Hill is a rural locality in the Livingstone Shire on the Capricorn Coast.

The suburb is a short drive away from the popular Farnborough Beach and Spring Hill lookout with most homes enjoying ocean views.

Notable recent sales include a $1.27M private deal at 3-20 MacDonald Street and you with only nine listings in the suburb currently, you can’t purchase a home for below $549K.

Realestate.com.au compares Barlows Hill to Jones Hill in the Gympie area and Beechmont in the Scenic Rim, with the suburb in ‘high demand’.

Its main demographics are older couples and families (24.9 per cent), established couples and families (18.9 per cent) and maturing couples and families (12.5 per cent).

7. Lammermoor – $549, 590

Much like its close neighbours Lammermoor and Taroomball, the Capricorn Coast’s Lammermoor has been growing in popularity in the past 12 months.

With just 18 properties available for purchase currently, it is in high demand – particularly among older couples and families.

Its proximity to Lammermoor Beach, Rosslyn Bay Harbour and schools such as Sacred Heart Primary and Taranganba State School make it a top spot for families.

The Scenic Highway, which links Yeppoon and Emu Park, runs directly through Lammermoor and its beach has a popular park and areas where you can launch kayaks and canoes.

A newly-built prestige home in the suburb with uninterrupted ocean and island views recently sold at auction to buyers from Sydney for $1.85 million.

8. Hidden Valley – $547, 747

Hidden Valley is a rural locality in the Livingstone Shire.

With a population of just over 500 people, Hidden Valley boasts the Capricorn Coast Hospital and Health Service, a state school and an early learning centre to name a few Points of Interest.

9. Benaraby – $546, 465

It might be small, but this rural Central Queensland suburb certainly has a lot to offer.

Located at the southern entrance to Gladstone, Benaraby is known as the gateway to popular Lake Awoonga – a beautiful spot for fishing and recreation.

Established couples and families make up 27.9 per cent of the population in Benaraby, which has fuel, food outlets, the Benaraby State School and a fresh produce market all located within a stone’s throw.

Another attraction in Benaraby is the well-known raceway, where motorbike, drag and street racing is all on show.

Notable sales in the suburb recently include 30 Stockman Drive which sold for $745,000 in January.

10. Agnes Water – $514, 700

Those who are familiar with Central Queensland don’t need to be told that Agnes Water is one of the region’s best kept secrets.

Its unspoilt beaches and laid back lifestyle make it a popular spot for tourists and also established couples and families, who make up 23.6 per cent of its population.

There are three schools within just a few minutes’ drive for most areas of the suburb, along with countless pubs, parks, cafes and white sandy beaches.

While its popularity is growing, real estate data shows Agnes Water is in ‘average demand’ so far in 2022 – so now might be the perfect time to dip your toe in the property market.

The sale of the home at 93 Streeter Street was the most significant on record recently, settling for $720,000.

11. Taranganba – $503, 229

Taranganba is a town and locality on the Central Queensland coast, in the Livingstone Shire, situated just a matter of minutes from the popular Yeppoon tourist attraction Lammermoor Beach.

The area, with a population of around 3,000, boasts a state school, several parks, a tavern and a creek system.

Since February 2021, prices have been rising steadily in the suburb, which is in high demand and compared to locations such as Minden and Oakhurst in terms of price.

There are currently 22 properties for sale in Taranganba, with prices ranging from $169K for land to offers over $1.6M for a spectacular five-bedroom home with ocean views.

Older couples and families represent the highest population in this suburb, making up 21.6 per cent.

EDGING CLOSER

Tannum Sands – $477, 997

The vibrant, sea side locality of Tannum Sands is an absolute standout of the Gladstone region.

At the 2016 census, Tannum Sands had a population of 5,145.

Tannum’s main attraction for tourists is its huge stretch of coastline, however, it also boasts a pub, several cafes and plenty of fast food options.

Norman Gardens – $444, 827

This suburb on Rockhampton’s northside has had a population boom in the past decade and it doesn’t seem likely of slowing down anytime soon.

Close to shopping centres, multiple schools, parks, CQUniversity and with quick access to both the Bruce Highway heading north and Yeppoon Road heading to the coast, Norman Gardens is most popular among older couples and families.

Emu Park – $450,000

Emu Park is a coastal town and locality on the Capricorn Coast located 21 kilometres south of Yeppoon.

With a population of over 2,200 people, Emu Park is the crowning jewel of the Capricorn Coast.

Boasting several popular tourist attraction including the singing ship, its own personal coastline stretch and several restaurants and eaterie, it’s a growing in popularity.
