A prime piece of Capricorn Coast land already approved for development with beach and island views, is once again up for sale after oreviously being withdrawn from the market.
Capital City Commercial agents put the property at Lot 5 Haven Rd, Tanby Point in Emu Park to market a couple of years ago, however amid the uncertainty over Great Keppel Islands future, together with other world events, there were delays in interested parties making development decisions, which led to the property being withdrawn.
It’s the first time the property had been listed for sale in 15 years.
The property, which is situated on an elevated site overlooking both Haven and Fisherman Beaches, is now being taken to the market again via an Expressions of Interest campaign run by Pat O’Driscoll of Knight Frank in Rockhampton.
A number of Balinese-style buildings were erected on the site years ago and were never finished and abandoned.
The property last sold in 2007 for $5.96 million to Moondaze Pty Ltd, with director Harry Nicol.
It has development approval in place, which expires in 2028, for 201 apartments and commercial space for a restaurant, function centre, licensed bar and a health retreat.
The development approval spans a number of separate accommodation buildings totalling 24,000 sqm, providing an easily staged construction opportunity, as well as the addition of over 4000 sqm of commercial area.
The property is 3.37ha with three street frontages and all services, including power, water and high-speed internet in place.
The zoning supports a range of uses, including mixed-use tourism, prestige residential or premium retirement development.
Mr O’Driscoll said he expected strong buyer interest during the Expressions of interest Campaign for the property from tourism, retirement and residential development interests.
“The site is considered to be one of the best on the entire coastline of Queensland,” he said.
“The location is one of the biggest drawcards, with the property in a pristine location on the Capricorn Coast.
“The Capricorn Coast is the closest point to the southern Great Barrier Reef from the southern capitals, so it attracts many tourists.
“The explosion in the ‘drive to’ market since Covid has turbocharged tourism. The Haven Road development site has attracted registered interest from big international hotel brands who bring with them huge employment opportunities for the local population.
“The latest research suggests an additional 1,200 short stay accommodation rooms are needed over the next eight years to meet the unprecedented demand for the Capricorn Coast and region that the coast is experiencing.
“The premium retirement market is also showing strong growth, with seniors wanting to feel they are on holiday every day of the year, with luxe health and wellness spas, gyms and exclusive residents only offers. This is where, in combination with a major hotel brand that offers these services, it could be described as a game changer for the Capricorn Coast.”
