Moores Creek Road development plans for service station and drive-thru fast food outlet

Key changes have been made to an existing development approval in North Rockhampton, with a new developer taking over the project. Read the full details here.

A piece of land in North Rockhampton is in the process of being sold with the new owners proposing changes to a previously approved development.

The block at 353 Moores Creek Road, behind the North Rockhampton cemetery, was approved in 2017 for the development of a retail precinct.

Dubbed Roxi’s Marketplace, it was going to have a delicatessen, convenience shop, fruit and vegetable shop, coffee shop, eatery and service station.

New plans were lodged with Rockhampton Regional Council this month with changes to the footprint and layout of the original approval.

A service station and drive-thru fast food outlet with alfresco dining has now been proposed.

The signage on new artist impressions of the project show ‘Metro Petroleum’ and ‘Petit Café’.

Metro Petroleum is a large independent petroleum retailer with more than 200 service stations outlets across New South Wales, Victoria and Queensland.

The documents state Brisbane Prestige Property Developments is in the process of acquiring the site and “intend to make some minor changes to existing approval and intend to carry out the development”.

Previous developer Ravi Setu purchased the site in 2016 for $514,250.

It was listed for sale by negotiation in 2019 for just under $1 million.

The real estate listing noted the site was exposed to 17,000 cars per day.

Down the road, The Spotlight Group is hopefully getting closer to developing the vacant land in front of Spotlight on Yaamba Road.

Plans were approved in 2017 for a $20 million development with a supermarket, petrol station, retail store and food and drink outlet.

The company told this publication in October it still intended to develop the site and was sorting out some access issues with TMR but hoped to start construction in mid 2022.

Anaconda would be the anchor tenant for the site, moving from its current Aquatic Place location.
