Construction of specialist disability units in Rockhampton are nearing completion with a Melbourne-based company in the midst of a rollout of innovative homes across regional Queensland.
Leben Homes is building 74 homes across Rockhampton, Mount Isa, Townsville, Bowen, Airlie Beach, Mackay, Yeppoon, Bundaberg, Gympie, Hervey Bay and Toowoomba.
The Australian company bought the properties across the state in 2021, curating locations that were located within 10 minutes of amenities, supermarkets, cafes and public transport links.
Leben Homes’ Danny McGrane said the locations were chosen in response to public demand data from the National Disability Insurance Scheme.
“Then, we meet with local disability communities to get ‘on the ground’ feedback regarding need in the area,” he said.
“Metropolitan regions have seen some development (which is great) but the regional areas, especially those north of Brisbane, have unfortunately not seen this same kind of response, leaving many participants’ needs unmet.”
The Rockhampton site is at 7 Glencoe Street, 70 metres east of the Allenstown State School and a short walk to Allenstown Square.
The site was bought by Leben Homes in July 2021 for $545,000 through Riley Neaton, Ray White Rockhampton, after just 33 days on the market.
The three-bedroom, two-bathroom home on the site was demolished to make way for the $4.1 million project.
Leben Homes developments have been designed very specifically for NDIS participants with features such as auto-controlled doorways, overhead hoists, therapy pools and saunas, sensory gardens and adjustable kitchen cupboards.
At Glencoe Street a two storey, six-unit property with on-site carers’ accommodation and a communal area for social activities is being built.
“We are building homes that feel like home; forever homes that provide participants the control to live their life, their way,” Mr McGrane said.
“We see the design requirements as specified by the NDIA as a baseline and something we have been determined to surpass.
“With modern design and finishes, multiple spaces for carers to perform their roles, ample common area for recreation and family-time, our homes will be a sanctuary that participants will feel proud to call their own.”
Melbourne construction company Bailman and Co is carrying out the build, using sustainable building materials for the green homes.
“Our diligent builder is working tirelessly to delivery these homes on time and to an incredibly high standard,” Mr McGrane said.
The construction is expected to be finished by the end of 2022 and inquiries have been coming through steadily.
“We are working with a fantastic SDA Registered Provider (Adapt Housing) and Care Provider (LiveBetter) who are taking the time to talk with people, to understand their circumstances and their accommodation and support needs,” Mr McGrane said.
“We are also assisting people who are seeking NDIS funding, by working with their Support Coordinators and providing necessary information to the NDIA.”
An open day is being held at 7 Glencoe Street, Allenstown on Friday, December 9.
