Developers continue to turn their attention to Central Queensland with Gracemere, located just 8km from Rockhampton, the latest town to attract a new housing proposal.
A Sydney businessman purchased two adjoining blocks of land on Lucas St and intends to build a 68-lot subdivision over 5ha.
According to data taken from realestate.com.au, the median house price at Gracemere has grown by 9.8 per cent over the past 12 months - to reach a figure of $351,500.
The average four-bedroom home sells for $360,000 while the average rent in town sits at $440 per week.
A development application submitted to Rockhampton Regional Council this month seeks to subdivide 184 and 188 Lucas St into 68 lots.
The 4ha block at number 184 is under settlement for $900,000, while 188 sold in July for $365,000 and is 9376sq m in size.
A house and a shed currently on the blocks will be demolished to make way for housing.
The proposed lots have an average size of 500sq m and will be connected to full infrastructure. NBN internet connection will also be available.
According to the submitted plans, 14 homes would be accessed from a new road named Kazi Crescent, which will run off Lucas Street.
Another 19 homes would be accessed from an extension of Brodie Drive.
Eight homes would be accessed from an extension of Temora Drive and 23 would be accessible from an extension of Devries Avenue.
