Dollar signs are lighting up in North Mackay with a massive new store set for a grand opening alongside a healthcare and shopping precinct listed for sale, all within a five kilometre radius of one another.
A new Forty Winks at the Northpoint Homemaker Centre will open on May 28, showcasing furniture in a 1097 sqm combined showroom and warehouse.
The sleep comfort company has taken out a long-term lease and will operate alongside The Good Guys, Snooze, Rebel, Super Cheap Auto and BCF at the shopping hub.
Northpoint Homemaker Centre is part of the Sentinel Homemaker Trust, which also holds the Heatherbrae Homemaker Centre in Newcastle, Orange Homemaker Centre, The Centre at Springwood in Brisbane and the Berrimah Homemaker Centre in Darwin.
Sentinel Property Group is a Brisbane-based property investment firm focused on commercial and industrial property trusts with a large portfolio in Mackay.
Eight minutes drive further north, real estate for a private hospital is up for sale.
The healthcare asset located at 57 Norris Rd is 100 per cent occupied by Healthe Care.
The listing forms part of a larger $140m healthcare portfolio of nine real estate assets around Australia.
The assets can be sold individually in any combination or in one-line.
Simon Quinn from JLL, a real estate services firm, is confident there is enough demand for a sale.
“We have seen an influx of investor demand for healthcare assets, with capital being drawn to the sector’s defensive and non-cyclic income streams,” he said.
“We expect significant interest, locally and offshore from a wide range of institutional, syndication and private capital groups.”
Expressions of interest close on June 2.
Meanwhile, the North Mackay Central shopping precinct on Evans Ave is on the market for the first time since Woollam Construction first built the hub in 2011.
The precinct features IGA and Glencore as major tenants.
A Stage 2 development of the precinct at 31 Evans Ave will boast a 3035 sqm site.
Michael Feltoe and Lachlan O’Keeffe from Ray White Commercial QLD are handling the transaction and have called the property “one of the most exciting shopping centres for sale in Australia”.
“The main reasons for this is the recent long term commitment from both of the major tenants, having over 80 per cent of the income paid by essential service tenants and Stage 2 providing immediate or future upside” Mr Feltoe said.

It comes after the North Mackay shopping complex across the road sold for almost $4 million with an analysed market yield of 5.83 per cent.
The older style neighbourhood shopping precinct at 26 Evans Avenue has six tenants including Subway, Gloria Jean’s, North Mackay News and Tender Cuts Meats.
The biggest sale in the area, though, was Mount Pleasant Centre which went on the market with an estimated $175 million price tag.
It went for just shy at $162.5 million to Melbourne-based fund manager Fawker Property.
Just across the river, Caneland Central is up for sale, with investors able take a mammoth 100 per cent stake.
